- Facilities Maintenance: Maintain accurate documentation in the electronic file keeping system, ensuring all master maintenance files are up to date.
- Contractor Management: Direct the activities of all established contractors, hiring, counseling, or dismissing contractors as necessary in conjunction with the center Administrator, Vice President of Operations, and Corporate Maintenance staff.
- Work Environment: Maintain an organized, clean, and safe work area, including shops and equipment rooms, promoting a culture of safety and efficiency.
- Project Management: Manage time, projects, and records effectively, ensuring all tasks are completed on time and to a high standard.
- Communication: Maintain a working phone and provide the number to the center, ensuring prompt communication and response to maintenance requests.
- Quality Assurance: Assist the center Administrator and Corporate Maintenance staff with quality assurance inspections, HUD inspections, and preventative maintenance review inspections as required.
- Policy Implementation: Implement and maintain all standard operating policies, procedures, directives, and maintenance master files, ensuring compliance with company policies and regulations.
- Work Orders and Maintenance Requests: Prioritize and complete all work orders and maintenance requests in accordance with company policies and procedures, ensuring timely completion and high-quality results.
- Preventative Maintenance: Complete maintenance requests and work orders generated from Corporate Maintenance inspections, HUD inspections, or quality assurance audits prior to the next preventative maintenance review/inspection.
- Curb Appeal: Maintain proper curb appeal at all times, ensuring the facility's exterior is clean, well-maintained, and free of hazards.
- Equipment Maintenance: Monitor performance of furnaces, heat pumps, air conditioners, plumbing systems, electrical systems and wiring, boilers/water heaters, circuit breaker panels, commercial kitchen equipment, emergency generators and alarm systems, commercial washers and dryers, and any other equipment deemed necessary for the daily operation of the facility.
- Troubleshooting: Troubleshoot system problems and coordinate with external vendors as necessary for repairs, ensuring prompt and effective resolution.
- Repairs and Maintenance: Repair concrete, masonry, roofing, and fencing when necessary, ensuring the facility's exterior is well-maintained and safe.
- Quality and Safety: Ensure that glass, linoleum, carpet, screens, windows, appliances, and locks are properly replaced, maintaining a high standard of quality and safety.
- Facilities Repair: Hang and patch sheet rock, painting, wallpaper, and complete other repairs as necessary, ensuring a safe and healthy environment.
- Carpentry Work: Perform carpentry work, including repairing drawers, shelves, doors, casings, moldings, etc., ensuring a high standard of quality and safety.
- Preventative Maintenance and Record-Keeping: Perform all preventative maintenance and complete related documentation in the electronic record keeping system in a timely manner, ensuring compliance with company policies and regulations.
- Emergency Maintenance: Perform emergency maintenance as required and/or as directed by the Administrator or Corporate Maintenance Staff, ensuring prompt and effective response.
- Supply Management: Monitor and record maintenance supplies and materials, ensuring that supplies and materials are only used for center-related repairs.
- Procurement: Prepare specifications for work required and solicit bids according to the specifications, coordinating bids and submitting to the center Administrator and Corporate Maintenance staff.
- Efficiency and Cost Savings: Initiate and maintain a program of overall efficiency designed to eliminate waste and reduce operating expenses, promoting a culture of continuous improvement.
- Collaboration and Communication: Work as a team with the center's Environmental Services department to ensure that the center is always survey ready, promoting a culture of safety and quality.
- Emergency Response: Know the location and operation of all water, electrical, and gas cutoffs, ensuring prompt and effective response in emergency situations.
- Education: High school diploma or equivalent required; degree in a related field preferred.
- Experience: Minimum 5 years of experience in maintenance or facilities management, with a proven track record of success.
- Leadership and Communication Skills: Strong leadership and communication skills, with the ability to motivate and direct staff.
- Teamwork and Customer Service: Ability to work independently and as part of a team, with a strong focus on customer service.
- Safety and Hazard Identification: Knowledge of safety protocols and procedures, with the ability to identify and mitigate hazards.
- Physical Demands: Ability to lift up to 50 pounds, with frequent bending, stooping, and standing.
