The Mortgage Loan Officer plays a crucial role in the process of soliciting, negotiating, originating, and coordinating the closing of standard residential and construction mortgage loans while adhering to the policies, procedures, and applicable laws and regulations of the Bank.

This position emphasizes the importance of providing exceptional customer service in the mortgage loan sector, fostering business development opportunities, nurturing customer relationships, and promoting cross-selling of additional banking products.

The individual is tasked with achieving set sales targets at the individual, departmental, regional, and Bank levels through active involvement in sales management and outreach initiatives.


ESSENTIAL DUTIES

The responsibilities outlined below may not encompass all tasks that the individual in this role may be required to perform.

  • Engages in business development efforts and seeks new clientele; actively contributes to fostering a positive sales culture through education on the Bank's offerings; meets established sales targets; promotes additional banking products and services, directing clients to the appropriate personnel as necessary.
  • Demonstrates superior customer service through personal example and diligent follow-up with clients and team members.
  • Builds and maintains strong relationships with mortgage and title companies, contractors, builders, appraisers, real estate agents, and other professionals in the real estate sector.
  • Conducts interviews with potential clients or meets with current customers; gathers necessary information and assists in the loan application process; helps clients identify the most suitable lending products based on their needs, including loan duration, interest rates, and repayment terms; follows up with clients to clarify application details.
  • Performs assessments of borrowers' financial conditions; evaluates financing requests against the Bank's credit culture and current market trends; orders and reviews credit reports, appraisals, surveys, and title reports; conducts site inspections to ensure the Bank's collateral interests are safeguarded.
  • Issues commitment and decline letters as necessary.
  • Prepares and submits formal financing requests to secondary market lenders for approval; negotiates final loan terms and conditions with clients.
  • Oversees the processing of approved loans; ensures compliance with customer agreements and Bank lending policies; gathers necessary documentation from clients; resolves issues related to loan processing and servicing within their portfolio; authorizes loan disbursements in accordance with agreements.
  • Maintains a comprehensive understanding of the financial industry, economic conditions, market trends, rates, vendors, and competition; stays informed about local market developments and regulatory changes affecting private and government-backed mortgages.
  • Represents the Bank at various community and civic events to enhance its reputation and develop new business opportunities; aids the Bank in maintaining its market position in the financing sector.
  • Responds to inquiries or directs them to the appropriate department or individual, ensuring thorough follow-through with clients and staff.
  • Applies sound decision-making techniques to inquiries, approvals, and requests in line with existing policies and procedures, using these instances as learning opportunities for team development.
  • Handles complex customer transactions, problems, or inquiries with professionalism.
  • Answers calls, addresses questions, and directs callers to the appropriate Bank personnel.
  • Exhibits respect for all individuals; honors commitments; earns the trust of others; operates with integrity and upholds organizational values; takes responsibility for personal actions.

  • Ensures adherence to all Bank policies and procedures, as well as relevant state and federal banking regulations, including BSA, CIP, and OFAC requirements as they pertain to this position.
  • The Mortgage Loan Officer is responsible for specific duties related to the position and may also oversee any assigned personnel.

BANK SECRECY ACT (BSA)


All employees of Vantage Bank must comply with the terms of the BSA Policy upon acceptance of this position. The primary responsibility for enforcing this policy rests with the BSA/AML/OFAC Officer. Each employee is responsible for completing required BSA training modules and becoming familiar with and adhering to the Bank Secrecy Act, Anti-Money Laundering, and Office of Foreign Asset Control Policy.

  • High school diploma or GED equivalent; Bachelor's degree preferred.
  • Up to 3 years of relevant experience and/or training; or an equivalent combination of education and experience. Preferred experience includes a background in mortgage lending (FHA, VA, conventional, etc.) and financial analysis.
  • Basic understanding of construction, real estate, and consumer mortgage loan origination, underwriting, documentation, and processing.
  • Fundamental experience and knowledge in all lending activities and terminology.
  • Basic training in financial statement and tax return analysis, typically resulting from education in accounting, finance, or credit analysis.
  • Familiarity with state and federal lending regulations and Bank lending policies.
  • Ability to cultivate marketing and business development skills with clients.
  • Basic knowledge of branch operations, Bank products, and services.
  • Ability to read, analyze, and interpret general business publications, professional journals, and technical procedures.
  • Excellent organizational and time management abilities.
  • Basic skills in operating computer terminals and personal computers; familiarity with word processing, spreadsheet, and specialized software applications.
  • Intermediate typing skills to meet the production needs of the position.
  • Intermediate mathematical skills; ability to perform calculations involving interest, commissions, proportions, and percentages; balance accounts; and identify routine mathematical errors.
