Position Title: Property Manager
Organization Overview:
The West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) is dedicated to ensuring safe and affordable housing options paired with supportive services, fostering independence and dignity for each resident. With a portfolio of nearly 2200 units across 28 properties in Manhattan and the Bronx, WSFSSH focuses on serving low-income older adults, many of whom face challenges such as mental health issues or a history of homelessness.
Key Responsibilities:
The Property Manager will report directly to the Deputy Director/Chief Operating Officer and will oversee the effective and secure management of the properties under WSFSSH's care. The role encompasses staff oversight, budget management, facility upkeep, compliance adherence, resident engagement, and collaboration with social service teams to ensure stable housing for residents.
Staff Oversight:
- Direct supervision of maintenance, administrative, and front desk personnel, ensuring 24/7 coverage.
- Develop and manage staff schedules, monitor attendance, and ensure adequate coverage during absences.
Budget Management:
- Contribute to the formulation of annual operating budgets in collaboration with the CFO and Deputy Director.
- Ensure properties operate within established financial parameters.
- Manage rent collection and oversee petty cash transactions.
- Maintain accurate resident records in the property management system.
Facility Maintenance:
- Coordinate supply orders with the building superintendent and Facilities Director.
- Review and authorize purchase orders, maintaining relationships with service contractors.
- Ensure compliance with fire safety regulations and maintain all necessary licenses and certifications.
- Conduct regular inspections and implement sustainable practices.
Collaboration with Social Services:
- Act as a liaison with the Social Services Department, facilitating communication and collaboration.
- Share resident progress and needs with the social service team while adhering to confidentiality policies.
Compliance Oversight:
- Maintain positive relationships with regulatory agencies and ensure compliance with various housing regulations.
- Oversee the leasing process for vacant units, ensuring adherence to fair housing laws.
Resident Engagement:
- Assist new residents with their transition into the community.
- Foster positive relationships with residents and monitor their satisfaction with services.
Additional Duties:
- Participate in training and professional development opportunities.
- Complete all required reports accurately and on time.
Qualifications:
- Undergraduate degree and a minimum of four years of experience in property management or a related field.
- Strong communication skills and the ability to engage with diverse populations.
- Experience working with vulnerable populations is preferred.
- Proficiency in property management software and Microsoft Office Suite.
