Assistant Property Manager

As an Assistant Property Manager at FirstService Residential, you will play a crucial role in supporting the daily operations of a 534-unit rental property in Astoria. Your responsibilities will include:
- Effective tenant communication, escalating issues to supervisors when necessary.
- Lease Assignment and Sublet processes from start to finish.
- Responsible for occupant changes, rent roll updates, and NSF notifications.
- Monitor AirBnB rentals to prevent illegal rentals.
- Track arrears, send notices, and follow up with residents.
- Respond to tenant complaints and follow up on nuisance issues.
- Daily review of FSR's 24/7 Customer Care Call Center for log issues and inquiries.
- Communicate with ClickPay and residents to resolve billing issues.
- Respond to Landlord verification requests.
- Follow up on renewals to ensure timely responses and proper paperwork.
- Process new leases, renewals, cancellations, and extensions in Yardi.
- Maintain renewal spreadsheets, vacancy reports, bedbug tracking reports, and concession spreadsheets.
- Ensure timely return of security deposits.
- Input ancillary charges and credits to tenant accounts.
- Prepare and send move-in packages, ensuring a smooth resident move-in.
- Track move-outs, coordinate with Resident Managers on damages and key returns.
- Perform sales and leasing activities, including prospect tours, application processing, and lease preparation.
- Inspect apartments prior to move-in, ensuring they are in move-in ready condition.
- Bachelor's degree required.
- Two to three years' experience in New York City residential rental property management.
- NYS Sales license preferred, required within 150 days of hire.
- Fair housing certificate required within 60 days of hire.
- Superior verbal and written communication skills, with proven customer service experience.
- High energy, ability to multitask under pressure, and adapt to change.
- Proven leadership and teamwork skills, with a working knowledge of Microsoft Office and Windows environment.
- Experience with Yardi Voyager, AvidXchange, and ClickPay is a plus.
As a full-time non-exempt associate, you will be eligible for comprehensive benefits, including medical plans, dental, vision, life insurance, short-term disability, legal, and identity theft protection. Additionally, you will be eligible for paid time off, paid holidays, and a 401k with company match.
Compensation: $28 - $33 / hr
