Position Overview

The Construction Project Leader role is responsible for managing large-scale construction initiatives valued between $10 million and $100 million. This position requires prompt decision-making that influences the project's timeline and financial performance. The Project Leader leverages expertise in construction methodologies, materials, and system sequencing, including mechanical, electrical, plumbing, and fire safety.

Key Competencies & Qualifications

  • A minimum of 10 years of experience in construction project management with a General Contractor

Core Responsibilities

  • Employ master scheduling tools to create and sustain the Guaranteed Maximum Price (GMP), baseline, and continuously updated project schedules
  • Oversee the Project Financial Report (PFR) to accurately forecast committed, allocated, and unallocated costs along with associated savings or losses
  • Prepare the monthly Construction Financial Report (CFR) to reflect the anticipated financial condition of the project, utilizing insights on margin enhancements and offsets to achieve margin objectives
  • Plan and manage project-specific Non-Billable Costs to align with margin goals, ensuring accurate projections for the CFR
  • Utilize the Job Dashboard to monitor project status and manage all project aspects, updating necessary information for monthly and quarterly reporting
  • Develop and oversee a Work Plan for Confidential Payroll employees monthly, using this data to project costs accurately
  • Assess subcontractor payment requests by evaluating the completion percentage of labor and materials against actual site conditions
  • Manage subcontractor insurance compliance, ensuring adherence to Certificate of Insurance (COI) and Labor Safety Insurance Program (LSIP) requirements
  • Oversee Self-Perform financials to achieve project margin targets, including estimating, vendor contracts, changes, and monthly financials
  • Implement the Quality Assurance/Quality Control (QA/QC) Program for project success, utilizing tools such as A3s, Pre-Install Meetings, and Peer Reviews
  • Facilitate the internal review and execution of Subcontractor Change Orders (SCO) promptly, using appropriate contract language
  • Comprehend the complete change management process from initiation to incorporation into the PFR and Owner Schedule of Values (SOV)
  • Manage the internal review and execution of Owner Change Orders (OCO) efficiently with the Owner and Design Team
  • Supervise subcontractor buyout and reconciliation throughout the project, maintaining proper change management practices

Physical Demands

Candidates must be physically capable of performing tasks safely in both project site and office environments, including:

  • Extended periods of sitting and working on a computer
  • Climbing ladders, scaffolding, and steep slopes
  • Maintaining balance in precarious situations
  • Performing movements such as stooping, crawling, reaching, standing, pushing, pulling, lifting, and pinching
  • Communicating effectively in English
  • Perceiving sounds and detecting object attributes
  • Working in various weather conditions

  • Possession of a valid driver's license
  • Willingness to work on-site at project locations
  • Availability for after-hours calls to address project issues
  • Potential travel requirements
