Job Overview

The Tsui Group is in search of a qualified and seasoned professional to take on the role of M&O Project Manager, focusing on educational facility construction initiatives. The selected candidate will be responsible for the following key duties:

  • Project Management: Oversee and coordinate all aspects of the pre-construction, bidding, construction, and project close-out phases for assigned projects.
  • Documentation Review: Assess pre-construction documents and provide feedback to the design team as necessary.
  • Reporting: Organize and prepare detailed reports for upper management regarding project status and progress.
  • Agency Coordination: Collaborate with relevant public agencies during pre-construction and construction phases to ensure compliance with off-site work requirements.
  • Budget and Schedule Management: Administer the project budget and timeline to align with the District's quality standards; conduct monthly budget reviews to ensure accurate project status reporting.
  • Contractor Oversight: Manage daily contractor activities, review construction schedules and submissions, and coordinate responses to contractor inquiries through Requests for Clarifications (RFC) and related documents.
  • Submittal Review: Evaluate substitution proposals from contractors to ensure adherence to specifications and District requirements.
  • Change Order Negotiation: Review and negotiate Contractor Change Order Proposals to establish fair pricing in accordance with project specifications, addressing any schedule impacts promptly.
  • Payment Monitoring: Oversee the payment process for contractors, architects, engineers, and other involved parties.
  • Agreement Administration: Manage Professional Service Agreements between architects and the District.
  • Logistics Coordination: Facilitate the District's delivery of related fixtures, furniture, and equipment.
  • Project Close-Out: Supervise project close-out procedures, ensuring compliance with the Division of State Architects (DSA) and completing financial close-out processes.
  • Additional Responsibilities: Perform other related duties as assigned.

Qualifications

Required Experience:

  • A minimum of eight (8) years of full-time professional experience in Project/Construction Management of Commercial and/or Public/Educational Facility Construction, with comprehensive responsibility for managing complex projects valued at $2M or more.

Preferred Experience:

  • Experience with Building Information Modeling (BIM).
  • Familiarity with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).
  • Knowledge of the Division of State Architects (DSA) construction/design/certification process.

Required Education:

  • A bachelor's degree in Architecture, Engineering, or Construction Management from an accredited college or university.
