Your primary focus will be on providing positive customer relations and increasing the value of the property being managed./ppThis position is located in Tampa, FL. This is not a remote or hybrid position./ph3Responsibilities:/h3ullibCustomer Relations and Property Management:/b/liliDevelop and maintain positive customer relations by creating and sustaining goodwill between landlord and customer./liliParticipate in the communication flow related to customer move-ins and move-outs./liliCoordinate and assist with customer events, receptions, and orientation./liliMeet one-on-one with customers on a regular basis to communicate building current events and solicit feedback./liliPrepare customer engagement programs to maintain satisfaction with building amenities and services./liliOversee the property website and ensure that information is current and correct./liliPerform property inspections to determine risk management liabilities, to ensure that preventive maintenance and cleaning are performed according to contract standards and company policy, and to develop the capital improvement plan./liliPrepare property status reports, building inspection reports, tracking reports, correspondence, and files./liliAssist in the management of contracted services for property maintenance. Conduct competitive bid and selection processes through the use of standardized request for proposal and bid summary analyst. Act as liaison between service providers and Property Management./liliAssist in the training, supervision, and action of staff under the property emergency response process. Assist with evacuation drills and response to any emergency, including after hours as needed to secure, protect, and arrange repairs under emergency conditions./liliParticipate in construction projects, including capital improvements, customer improvements, and major repairs. Collaborate with the Construction Manager, Property Manager, and Chief Engineer in design plan review, administration of contracts, quality control, and project delivery./li/ulh3Property Accounting:/h3ulliAssist in preparing the operating budget: revenue, expenses, capital plan, and operating expense management./liliWork with Property Managers in preparing monthly financial reports, such as accruals, budget variance reports, and forecast reports./liliReview and approve monthly recurring billing and miscellaneous billing./liliReconcile monthly invoices of major service providers (i.e., janitorial, security, trash removal, etc.) to ensure accuracy and prepare reports for billing monthly./liliUnderstand methods of calculating operating expense prorate shares, prepare and review calculations, and approve customer statements./liliResponsible for reviewing and approving invoices. Work with Administrative Manager on accounts receivable, collection activities, and maintenance of accounts payable on a current basis./liliIn conjunction with Administrative Manager and Property Manager, complete operating expense review and customer calculation sheet preparation./liliPrepare annual rental letter communication to customers./li/ulh3Leasing:/h3ulliAdminister leases on matters pertaining to contractual performance, including leasehold rights and landlord and customer obligations./liliPrepare rental commencement letters and lease required notices./liliReview lease abstracts provided by Lease Administration./liliSupport the Leasing team by preparing vacant space and participating in tours./liliReview lease draft language from counsel to incorporate property-specific terms./li/ulpemThe above statements are intended only to describe the general nature of the job and should not be construed as an all-inclusive list of position responsibilities./em/p
