About the Role

We are seeking a highly skilled and experienced Maintenance Manager II to join our team at Ahold Delhaize USA. As a key member of our facilities management team, you will be responsible for providing multi-site facilities management and supporting the Divisional Area Maintenance staff with direction, guidance, and expertise.

Key Responsibilities
  • Facilities Management: Manage the day-to-day operation of the assigned area for the Store Maintenance Department, supervising and directing the performance of field supervisors and clerical support.
  • Financial Management: Administer all department-operating policies, reviewing and requesting changes as required, to keep policies current. P&L responsibility for up to $50 million annual operating budget and $10 million in capital expenditures.
  • Strategic Planning: Use data analysis and forecasting tools to build both the annual operating and capital budgets for the market. Develop short- and long-range planning, maintenance P&L optimization, and maximize capital expenditure review.
  • Compliance and Safety: Ensure DOB, BOH, Fire Department compliance for life safety systems, personal vehicle transport, food service equipment, exterior services/systems. Maintain focus on refrigerant management to reduce the cost and greenhouse gas impact of refrigerant leaks.
  • Team Leadership: Directly and indirectly manage the daily activities of internal/field teams, third-party providers, and vendors. Work with staff to develop best practices and track against the annual corporate goals and objectives.
  • Vendor Management: Review and determine all needed changes in maintenance service contracts at renewal time to maintain or reduce maintenance spend. Communicate with our vendors and suppliers to discuss work performance and service given to our stores.
  • Project Management: Coordinate efforts of field supervisors when projects involving all stores require a unified approach to establishment and completion. Review and sign all requests for capital appropriations, ensuring vendor costs are reasonable and that operations needs are met while taking into consideration the company's financial goals.
  • Emergency Response: Provide assistance and direction to expedite emergency repairs from fire, flood, or evacuation forcing a store closing.
Requirements
  • Education: Associate's degree in Engineering, Technology, or Business.
  • Experience: Minimum of 5 years refrigeration experience and 2 years supervisory experience.
  • Skills: General knowledge of supermarket operations and maintenance, relevant building codes and standards, food safety regulations, workplace safety regulations, environmental regulations, fire protection and life safety regulations, ADA regulations, oral/written communication skills, supervisory/leadership ability, strong analytical skills, customer focus, initiative, attention to detail, negotiation skills, strategic planning, presentation skills.
Preferred Qualifications
  • Education: Bachelor's degree in Engineering, Technology, or Business.
  • Experience: Ten years of direct refrigeration and HVAC experience and five years of experience managing and training refrigeration or HVAC technicians.
