Position Summary:
We are seeking a skilled Facilities Operations Manager to lead the maintenance functions of a multifamily residential community. Key Responsibilities:

- Strategically plan, organize, and oversee the daily activities of the maintenance team, including repairs, installations, service requests, and upkeep of common areas.

- Recruit, train, and mentor maintenance personnel while ensuring adherence to company policies and safety protocols.

- Conduct routine safety assessments of the property, rectify any hazardous conditions, and provide training on the proper handling of chemicals and equipment.

- Actively participate in departmental meetings and community events, leading safety discussions with team members.
- Collaborate with vendors and contractors for maintenance and repair projects.
- Manage departmental budgets, ensuring all initiatives align with financial guidelines.
- Draft specifications for significant projects, negotiate contracts, and evaluate vendor work for quality and compliance.
- Efficiently procure maintenance supplies and ensure proper inventory management.
- Assign and monitor service requests, ensuring timely completion by the team.
- Ensure all maintenance tasks meet the quality standards set by Willow Bridge Property Company.

- Troubleshoot and provide training on various maintenance tasks related to specific trades, including plumbing, electrical systems, and HVAC.

- Uphold all safety regulations and ensure a secure working environment for all employees.


Qualifications:
- A minimum of 5 years of relevant maintenance experience is required, with property management experience preferred.
- Demonstrated ability to lead and supervise a diverse team.

- Advanced knowledge and experience in essential trades such as electrical, plumbing, HVAC, and general repairs.

- Relevant certifications in HVAC and EPA are advantageous.

- Strong communication skills to effectively interact with management, team members, vendors, and residents.

- Proficient in the use of hand and power tools, as well as basic computer skills.


- Valid driver's license required for operational duties.

- Availability for on-call assignments and emergency situations is essential.
