Role Summary:
As the Senior Director of Residential Management, you will be responsible for the oversight of our luxury apartment portfolio, which encompasses 1,000 units. Your leadership will guide all facets of property management, including marketing, leasing, maintenance, technology integration, and community engagement. Your efforts will be vital in providing residents with an outstanding living environment, characterized by seamless technology and enriching community events.
Key Responsibilities:
- Property Oversight: Manage all aspects of property operations, including leasing, maintenance, cleaning, capital planning, and project execution, ensuring our properties meet the highest standards.
- Team Leadership: Facilitate regular one-on-one meetings, team gatherings, and training sessions to develop staff.
- Financial Oversight: Collaborate with the team to meet net operating income (NOI) and budget objectives. Ensure timely and accurate financial reporting to stakeholders, including variance analysis and reforecasting, and complete annual budgets.
- Regulatory Compliance: Stay informed about changes in local, state, and federal regulations.
- Community Development: Spearhead initiatives that foster genuine relationships among residents, creating vibrant living communities.
- Resident Experience Enhancement: Lead efforts to continually improve resident lifestyles through innovative solutions and services.
- Marketing Strategy: Develop and implement marketing strategies and pricing initiatives to maintain competitive positioning and maximize occupancy rates.
- Community Involvement: Oversee initiatives that contribute to local communities, reinforcing our commitment to corporate social responsibility.
Qualifications:
- A minimum of five years of experience in multi-family housing, with at least three years in a leadership role across multiple sites.
- Strong knowledge of fair housing laws, local, state, and federal regulations, new construction lease-ups, and project management.
- Proven leadership capabilities with the ability to manage cross-functional teams and collaborate effectively.
- Solid financial acumen to manage budgets, drive profitability, and make informed decisions.
- A forward-thinking approach with a passion for innovation and continuous improvement.
- Certifications such as CRM, CPM, or CAM are preferred.
- Experience with Rent Manager is preferred.
