Role Responsibilities

  1. Direct the creation and implementation of a comprehensive preventative maintenance strategy to ensure all equipment remains in optimal condition, including HVAC systems, fire alarms, emergency call systems, generators, kitchen appliances, irrigation systems, sprinkler systems, and pathways.
  2. Supervise the quarterly inspection process, conducting assessments to pinpoint areas needing attention and coordinating with engineering vendors to ensure compliance with insurance and licensing requirements.
  3. Manage the prioritization of work orders based on company standards and resident needs, determining the necessary resources for effective resolution.
  4. Ensure adherence to local, state, and federal building regulations, including SDS, OSHA, EPA standards, and fire safety codes.
  5. Oversee all operational activities within the Plant Operations and Housekeeping Departments, including recruitment, evaluation, coaching, and termination processes in collaboration with the People Team, ensuring high-quality performance across the organization.
  6. Accountable for managing departmental labor costs across all communities, including both new developments and existing properties.
  7. Guarantee that all properties are well-maintained, overseeing contracts for landscaping, snow removal, and waste management as needed.
  8. Respond effectively to emergencies, providing guidance and support as required.
  9. Maintain office, workshop, and mechanical areas in accordance with company standards.
  10. Develop and enforce policies and procedures to enhance operational efficiency.
  11. Encourage teamwork, demonstrate initiative in overcoming challenges, and positively influence colleagues, residents, and visitors.
  12. Perform additional duties as necessary.

Qualifications

A Bachelor's Degree in Business or a related field is strongly preferred. Candidates should possess proven senior leadership experience with the ability to effectively manage and direct staff. A minimum of three years of experience in maintenance or facility operations is preferred. Proficiency in Microsoft Word and Excel is advantageous.

Licenses and Requirements

A valid State Driver's License is required for travel as necessary. Candidates must meet all health requirements, including TB testing, and pass a criminal background check. A genuine compassion for and desire to work with the elderly is essential.
