Job Overview

We are seeking a highly skilled Property Manager to lead our residential apartment community. As a key member of our team, you will be responsible for driving value at the property by increasing occupancy rates, maintaining the overall community appearance, and delivering a high-quality living experience for our residents.

Key Responsibilities
  • Foster a positive and inclusive working environment that promotes growth and development among employees.
  • Develop and implement training and development plans to enhance employee skills and performance.
  • Ensure employees have the necessary tools and resources to succeed in their roles.
  • Oversee the leasing and service departments' daily operations to maintain high retention, community appearance, and customer service levels.
  • Develop and implement strategies to increase occupancy and maximize rent potential of vacant units.
  • Manage operations to ensure the community is profitable and operates within its approved annual operating budget.
  • Conduct market surveys to ensure product offerings are competitively priced.
  • Coach, train, and manage all on-site employees' performance, including approving employee schedules and timecards.
  • Ensure all employees are following operational policies and procedures.
  • Coordinate work performed by vendors and oversee capital improvement projects.
  • Perform administrative functions, including verifying and submitting invoices to the AP department, collecting and posting rents, managing daily operational data, and facilitating the eviction process.
Requirements
  • At least three-plus years of property management experience.
  • One plus year of supervisory experience at a large-scale, residential apartment community, or equivalent combination of education and experience.
  • High School diploma.
  • Housing experience required, preferably affordable housing with an emphasis on the Department of Housing and Urban Development (HUD) and Low-Income Housing Tax Credit (LIHTC).
  • Must be willing and able to travel. Generally, travel commitments are 1-3 days maximum; however, they may occur weekly.
  • Excellent communication skills are critical, including verbal and written.
  • Must possess superior customer service, communication, and interpersonal abilities.
  • Able to analyze complex problems, propose workable solutions, and implement corrective actions in all situations.
  • Able to influence effectively; gain support for new ideas and approaches across multiple stakeholders with varying agendas and shifting priorities.
  • Solid understanding of data analysis, budgeting, and business operations.
  • Superior analytical and problem-solving capabilities.
  • A strong strategic and business mindset.
  • Excellent organizational skills.
Work Environment

Work is performed indoors and outdoors in a residential setting with regular exposure to cold, heat, noise, people, and equipment. Due to travel, the incumbent is exposed to vehicles, planes, and other methods of transportation.
