Job Overview

BH Properties is a leading commercial real estate investment firm seeking a seasoned Senior Property Manager to oversee the management of in-fill urban retail centers. As a key member of our team, you will be responsible for maximizing cash flow and increasing value through effective property management and engineering teams.

Key Responsibilities
  • Conduct regular property visits and inspections to ensure properties are well-maintained and building systems are fully functional.
  • Establish and maintain positive relationships with tenants, addressing their concerns and ensuring compliance with lease agreements.
  • Manage vendor relationships and troubleshoot issues, identifying areas for improvement and providing solutions.
  • Oversee projects directed by senior management, including tenant improvements, repairs, and renovations.
  • Assist leasing teams and brokers during lease negotiations, providing recommendations on tenant improvements and costs.
  • Ensure competitive bidding processes and thorough reviews of project scope and costs.
  • Oversee the construction of approved projects, working with our Construction Management resources to ensure timely completion within scope and budget.
  • Review and approve operating expenses in accordance with company policies and procedures.
  • Assist in determining CAM expenses and reviewing CAM reconciliations and collections.
  • Prepare annual budgets and monitor actual expenses to ensure budgets are met.
  • Submit timely reports and participate in periodic property status meetings with detailed and accurate information.
Requirements
  • Bachelor's Degree
  • Minimum 5-7 years of commercial property management experience, with a focus on large in-fill urban retail properties.
  • Strong communication skills, with the ability to interact with internal and external customers at all levels.
  • Good understanding of contracts, leases, and leasing objectives.
  • Skilled in customer service and tenant relations.
  • Ability to initiate bid requests, manage vendors and contractors, and present the company in a professional manner.
  • Solid time management skills, with the ability to prioritize, organize, and balance multiple tasks and requests.
  • Must be able to work independently, exhibit initiative, and be a team player.
  • MS Office proficiency expected, with experience in Yardi a plus.
  • 20% Travel required.
