Position Overview:

Our client, Judge Direct Placement, is currently in search of a Building Engineer.

This condominium complex consists of two residential buildings housing 196 units, ranging from studios to two-bedroom apartments. Built in 1960, the properties are diligently maintained to ensure a high standard of living.

Key Responsibilities:

  • Manage and execute routine maintenance operations, focusing on HVAC, electrical, plumbing, and mechanical systems to guarantee optimal functionality.
  • Perform regular evaluations of building systems and equipment to proactively identify and rectify potential issues.
  • Address maintenance requests and emergency situations swiftly, ensuring resident satisfaction and safety.
  • Oversee and coordinate the work of external contractors, ensuring adherence to building policies and quality standards.
  • Implement energy-efficient practices and sustainability initiatives to minimize operational costs and environmental impact.
  • Maintain comprehensive records of maintenance activities, inspections, and inventory management.
  • Collaborate with property management to establish and follow the annual maintenance budget.
  • Ensure compliance with all applicable local, state, and federal regulations and building codes.
  • Deliver exceptional customer service to residents, addressing their concerns and feedback with professionalism.

Qualifications:

  • Associate's degree or vocational training in engineering, facilities management, or a related discipline.
  • A minimum of 3 years of experience in building maintenance or engineering, ideally within a condominium, apartment complex, or hospitality environment.
  • Essential: Experience with chillers and boilers.
  • In-depth knowledge of HVAC, electrical, plumbing, and mechanical systems.
  • Strong analytical skills and the capability to work independently.
  • Excellent communication and interpersonal abilities, emphasizing customer service.
  • Ability to juggle multiple tasks and priorities in a dynamic environment.
  • Familiarity with building codes and safety regulations.
  • Certification or licensure in a relevant field (e.g., HVAC, electrical) is advantageous.
  • Willingness to be available for on-call emergency responses outside of standard business hours.
