Maintenance Supervisor Job Description

RiverWoods Exeter is seeking a highly skilled Maintenance Supervisor to join our team at the Woods Campus. As a key member of our facilities team, you will be responsible for overseeing the day-to-day operations of the maintenance and security departments, ensuring a smooth operation of all building infrastructure systems, safety, and security.

Key Responsibilities:

  • Provide exceptional customer service to residents, staff, and visitors, demonstrating a positive attitude and commitment to teamwork.
  • Supervise maintenance and security personnel, assigning tasks, and monitoring their performance.
  • Coordinate and participate in shift schedules to ensure 24-hour coverage for designated campuses.
  • Assist in payroll management for hourly maintenance and security personnel.
  • Oversight of the department's work order system, including experience with SmartSheet or other programs.
  • Develop and maintain preventive maintenance programs and procedures to maximize Shared Services.
  • Maintain building regulatory code requirements, including inspection, testing, and maintenance of life safety systems.
  • Respond to emergencies, including medical alert calls.
  • Administer established safety policies and provide training for the department.
  • Develop and maintain maintenance and security department standard operational policies and procedures.
  • Schedule and coordinate outside vendors for contracted work and internal services.
  • Oversight of maintenance and security purchases, expense budgets, and quarterly inventories.
  • Coordinate and participate in snow removal operations.
  • Follow Hazard Communication Policies and Procedures, including Lock Out Tag Out and the Globally Harmonized System.

Supervisory Responsibilities:

  • Communicate effectively with staff, departments, residents, and outside parties throughout the Boulders Campus.
  • Work in conjunction with the Woods and Ridge Maintenance Operations Supervisor to organize and schedule work and tasks throughout RWE as needed.
  • Provide exceptional customer service for all aspects of facilities and operations to all departments, staff, and residents.
  • Continually listen and learn residents and departmental needs, expectations, and requirements.
  • Provide positive and proactive engagement to all staff, residents, and outside parties.
  • Directly supervise all Boulders Maintenance and Security personnel.
  • Carry out supervisory responsibilities in accordance with RiverWoods business policies and applicable laws.

Qualifications:

  • A high school diploma or equivalent and 2-Year trade certificate or equivalent years of service in industry are required.
  • Familiarity with computers and electronic devices is also necessary.
  • Facilities Certification is preferred, but not required.
  • 3-5 years of experience at a supervisory level is necessary.
  • Multi-site facilities or multi-crew/departmental building supervisory experience is necessary.
  • OSHA/SDS/FEMA experience is preferred.
  • NFPA 101, CMS, and IBC & IECC experience is preferred.
