Role Summary:

The Head of Property Operations will be responsible for the comprehensive management of our upscale apartment portfolio, which encompasses 1,000 units. This pivotal role involves directing all facets of property operations, including marketing, leasing, maintenance, technology integration, and community engagement. Your leadership will be essential in ensuring that our residents experience unparalleled satisfaction, from efficient technology solutions to enriching community activities.

Key Responsibilities:

  • Property Oversight: Manage all aspects of property operations, including leasing, maintenance, cleanliness, capital projects, and planning, ensuring our properties meet the highest standards.
  • Team Leadership: Facilitate regular individual meetings, team gatherings, and training sessions.
  • Financial Oversight: Collaborate with the team to meet net operating income (NOI) and budget objectives. Provide accurate and timely financial reports to stakeholders, including variance analysis and reforecasting. Prepare annual budgets.
  • Regulatory Compliance: Stay informed about local, state, and federal regulations and their updates.
  • Community Development: Initiate programs that promote strong, genuine relationships among residents, fostering vibrant community living.
  • Enhancing Resident Experience: Lead efforts to continually improve resident lifestyles through innovative services and solutions.
  • Marketing Strategy: Design and implement marketing strategies and pricing models to ensure competitive market positioning and optimal occupancy rates.
  • Community Involvement: Direct initiatives that support our local communities, reinforcing our commitment to social responsibility.

Qualifications:

  • A minimum of five years of experience in multi-family housing, with at least three years in a leadership role across multiple sites.
  • In-depth knowledge of fair housing regulations, local and federal laws, new construction lease-ups, and project management.
  • Proven leadership capabilities with a track record of managing cross-functional teams and fostering interdepartmental collaboration.
  • Strong financial acumen to manage budgets, enhance profitability, and make data-driven decisions.
  • An innovative mindset with a commitment to continuous improvement.
  • Preferred certifications: CRM, CPM, CAM.
  • Experience with Rent Manager is a plus.
