Position Overview: We are seeking a Project Manager to oversee operations and maintenance initiatives. This role is pivotal in organizing, directing, and managing all contractual obligations between EMCOR and our clientele.
Key Responsibilities:
- Take full accountability for the successful execution of all contract elements between EMCOR and the client.
- Facilitate transition team activities to ensure a smooth onboarding process for new contracts.
- Prepare financial forecasts on a quarterly basis and provide monthly updates, ensuring compliance with all contractual and financial objectives.
- Lead a team of technical personnel, ensuring a well-trained and disciplined workforce.
- Oversee the daily operations of the contract, including scheduled maintenance, construction projects, and subcontract administration.
- Assess and optimize project efficiency while managing operational costs in line with best practices and contractual obligations.
- Provide both administrative and technical guidance to staff in completing their tasks.
- Negotiate and manage bids for construction contracts, ensuring proper administration.
- Delegate project assignments and establish maintenance priorities in collaboration with staff.
- In partnership with the Director of Operations and HR, make staffing recommendations regarding hiring, promotions, and terminations.
- Advise client facilities personnel on maintenance issues and potential challenges.
- Ensure the upkeep of facilities, including HVAC systems, sanitation, and overall appearance.
- Coordinate the procurement of necessary supplies and maintain inventory control.
- Maintain effective communication with architects, engineers, and contractors involved in renovation and major projects.
- Keep detailed records and controls to ensure efficient management and productivity.
- Develop and implement training programs for employees.
- Maintain a robust safety program.
- Ensure compliance with the EMCOR Business System among administrative staff.
Qualifications:
- A minimum of seven years of experience in maintenance and repair of commercial and industrial building systems.
- Proven ability to plan, organize, and manage all aspects of facilities operations.
- Strong problem-solving skills and ability to collaborate with clients to resolve complex issues.
- Experience working with diverse teams, including skilled and unskilled personnel.
- Knowledge of office administration, plant management, budgeting, and OSHA regulations.
- Familiarity with CMMS systems and proficiency in Microsoft Office.
- Demonstrated ability to build and maintain client relationships.
- Excellent verbal and written communication skills.
- Ability to lead teams effectively and work independently.
- Flexibility to adapt to changing priorities.
- Other duties as assigned by the supervisor.
- Must possess or be eligible to obtain a Top Secret clearance.
Physical Requirements:
Involves periodic reaching, bending, kneeling, and crouching.
