Job Overview

We are seeking a highly motivated and organized Assistant Community Manager to join our team at Grand Peaks Property. As a key member of our community management team, you will be responsible for assisting the Community Manager in effectively managing the property and assuming the responsibilities of the manager in their absence.

Key Responsibilities
  • Assist in employee training and development to ensure a high-performing team.
  • Maintain accurate and up-to-date resident records, ensuring compliance with company policies and procedures.
  • Issue timely and appropriate notices to residents, including late payments, evictions, and returned checks.
  • Collect and manage rent payments, deposits, and fees, maintaining a low delinquency rate.
  • Prepare and update reports as delegated by the Community Manager, providing valuable insights into community performance.
  • Provide exceptional customer service, greeting residents, offering refreshments, and selling property benefits.
  • Qualify customers and adhere to all Fair Housing and OSHA laws, ensuring a safe and inclusive community.
  • Collect new lease paperwork, fees, and deposits, ensuring a smooth leasing process.
  • Conduct daily inspections of models, vacant units, and the office to ensure readiness and presentation.
  • Stay informed about local market trends and conditions, updating the Market Survey monthly.
  • Complete daily, weekly, and monthly leasing and marketing reports, providing valuable insights into community performance.
  • Inspect property, pick up litter, and report service needs to the manager or maintenance team.
  • Inspect move-outs within 24 hours of the scheduled move-out and vacant apartments as requested by the Community Manager.
  • Develop and implement resident retention strategies, including creating flyers and promotional materials.
  • Monitor and supervise community activity, intervening in situations where residents and/or guests are not following rules.
  • Develop a comprehensive understanding of residents, conducting needs assessments and community meetings to offer services they will utilize.
  • Collaborate with the site team to meet property needs and resolve resident problems, working closely with the manager and other site staff.
  • In the absence of the Community Manager, assume/perform the duties of the Community Manager, reviewing the Yieldstar dashboard as needed.
