Position Summary:

The primary objective of this role is to generate precise and competitive cost estimates for Tilt-Up projects and substantial Tenant Improvements within the industrial sector. This position requires a thorough analysis of project plans and specifications, effective collaboration with subcontractors and suppliers, and the development of detailed project estimates. The successful candidate will possess substantial experience in Tilt-Up construction and demonstrate exceptional attention to detail.

Core Responsibilities:

  • Estimate Development:
  • Examine project plans, specifications, and related documentation to formulate preliminary budgets, estimates, and comprehensive bids.
  • Engage with engineers, architects, designers, and subcontractors regarding modifications and updates to cost estimates.
  • Assess the scope of work, identifying any inconsistencies.
  • Review relevant building department and local regulations.
  • Initiate the Request for Information (RFI) process as necessary during the bidding phase.
  • Cost Evaluation:
  • Perform quantity takeoffs and compile cost breakdowns for various construction elements.
  • Utilize estimating software and tools to ensure precision and efficiency in cost calculations.
  • Stay informed on market trends and pricing to maintain alignment with industry standards and cost variations.
  • Gather all relevant utility/service costs and availability.
  • Coordination with Subcontractors and Suppliers:
  • Solicit and conduct a thorough review of subcontractor and supplier proposals.
  • Build and maintain strong relationships with subcontractors, suppliers, and vendors.
  • Evaluate and compare subcontractor bids to ensure compliance with project specifications and budgetary limits.
  • Assess lead times, material availability, and cost implications that may impact the project.
  • Project Collaboration:
  • Collaborate closely with project managers, engineers, and architects to ensure comprehensive and accurate estimates.
  • Participate in pre-bid meetings and site assessments to collect essential information for estimate formulation.
  • Support project handoff processes, ensuring a seamless transition from estimation to execution.
  • Review and analyze change order requests from subcontractors.
  • Examine as-built documents and closeout paperwork for compliance with contract specifications.
  • Create detailed scopes of work for all trades involved.

Qualifications:

  • Bachelor's degree in Civil Engineering, Construction Management, or a related field is preferred.
  • A minimum of 5 years of experience as a Construction Estimator, specifically in Tilt-Up construction within the industrial sector.
  • Extensive experience in analyzing construction drawings and documentation to prepare project estimates.
  • Strong understanding of construction processes, materials, and methods pertinent to Tilt-Up construction.
  • Proficient in estimating software (e.g., Bluebeam, ProCore, MS Project, or similar tools).
  • Exceptional analytical and mathematical skills with a high degree of attention to detail.
  • Strong communication and negotiation abilities.
  • Capacity to work independently as well as collaboratively within a team.
  • Familiarity with local building codes and regulations.
  • Able to work under pressure and meet tight deadlines.
