Position Summary:

The primary objective of this role is to generate precise and competitive cost estimates for Tilt-Up projects and substantial Tenant Improvements in the industrial domain. This position requires a thorough analysis of project documentation, collaboration with subcontractors and suppliers, and the development of detailed project estimates. The ideal candidate will possess significant experience in Tilt-Up construction and demonstrate exceptional attention to detail.

Core Responsibilities:

  • Estimate Development:
  • Review project plans, specifications, and relevant documentation to create preliminary budgets, estimates, and comprehensive bids.
  • Engage with engineers, architects, and subcontractors to discuss modifications and adjustments to cost estimates.
  • Evaluate the scope of work to identify any inconsistencies.
  • Assess local building codes and requirements applicable to the project.
  • Initiate the Request for Information (RFI) process as necessary during the bidding phase.
  • Cost Evaluation:
  • Perform quantity takeoffs and develop cost breakdowns for various construction elements.
  • Utilize estimating software to enhance accuracy and efficiency in cost calculations.
  • Stay informed about market trends and pricing to ensure alignment with industry standards.
  • Gather information on utility and service costs and availability.
  • Collaboration with Subcontractors and Suppliers:
  • Solicit and conduct a thorough review of bids from subcontractors and suppliers.
  • Build and maintain strong relationships with subcontractors, suppliers, and vendors.
  • Analyze subcontractor proposals to ensure they meet project specifications and budgetary constraints.
  • Assess lead times, material availability, and cost implications that may impact the project.
  • Project Coordination:
  • Collaborate closely with project managers, engineers, and architects to ensure accurate and comprehensive estimates.
  • Participate in pre-bid meetings and site assessments to collect essential information for estimate preparation.
  • Assist in the transition from estimation to project execution to ensure a seamless handoff.
  • Review change order requests from subcontractors for compliance.
  • Examine as-built documents and closeout paperwork for adherence to contract specifications.
  • Create detailed scopes of work for all trades involved.

Qualifications:

  • Bachelor's degree in Civil Engineering, Construction Management, or a related field is preferred.
  • A minimum of 5 years of experience as a Construction Estimator, particularly in Tilt-Up construction within the industrial sector.
  • Proven experience in analyzing construction drawings and documentation to prepare accurate project estimates.
  • In-depth knowledge of construction processes, materials, and methods specific to Tilt-Up construction.
  • Proficient in using estimating software such as Bluebeam, ProCore, or MS Project.
  • Strong analytical and mathematical skills with meticulous attention to detail.
  • Excellent communication and negotiation abilities.
  • Capability to work independently as well as collaboratively within a team.
  • Familiarity with local building codes and regulations.
  • Able to perform under pressure and meet tight deadlines.
