Job Title: Leasing Consultant

Join Sunridge Management as a Leasing Consultant and become a key member of our team responsible for greeting prospects, presenting the features and benefits of our properties, and securing lease agreements from qualified individuals.

Job Summary:

The Leasing Consultant is a sales representative who will work closely with our residents and prospects to provide exceptional customer service and ensure a seamless leasing experience. This role requires a strong understanding of our properties, market trends, and local regulations.

Key Responsibilities:
  • Conduct all business in accordance with company policies, Fair Housing laws, and other relevant regulations.
  • Maintain a professional and friendly atmosphere in the leasing office and other areas where prospects and residents meet.
  • Qualify and determine the needs and preferences of prospective residents, professionally presenting the community and specific apartments while highlighting their features and benefits.
  • Perform outreach marketing duties and contribute ideas to the Manager for marketing the property and improving resident satisfaction.
  • Correctly complete all lease applications, process application verification, and notify prospective residents of results.
  • Complete all lease paperwork, including related addenda, and accept rent and deposit.
  • Enter phone and/or walk-in traffic from Welcome Cards into the computer daily.
  • Physically inspect property when on grounds, pick up litter, and report any service needs to the Manager.
  • Inventory office supplies on a weekly basis and report needs to the Manager.
  • Organize and file appropriate reports, leases, and paperwork daily.
  • Attend company meetings when requested and document all resident communication in the lease file conversation log.
  • Assist the Manager and Assistant Manager in preparation of daily and weekly reports, market surveys, etc.
  • Accompany outside vendors on service request calls for occupied apartments when necessary.
Requirements:
  • Maintain good leasing and closing skills.
  • Be and stay organized.
  • Possess basic computer skills.
Work Environment:

The Leasing Consultant will work a flexible schedule, often including weekends and holidays, with 20-40 hours per week depending on full or part-time status. Overtime must be approved by the supervisor prior to working over 40 hours if full-time or 25 hours if part-time.

Physical Requirements:
  • Stand and walk or sit alternatively depending on specific needs of the day.
  • Have constant need to perform physical activities such as bending, stooping, squatting, climbing stairs, pushing or pulling, reaching above shoulder, grasping, turning, and finger dexterity.
  • Constant need to see small detail, complete forms, read and review reports, answer correspondence, and view computer screens.
  • Constant need to communicate over the telephone and in person with prospects, residents, vendors, and corporate employees.
