Job Summary

We are seeking a highly skilled and experienced Property Manager to join our team at Valenti Real Estate. The successful candidate will be responsible for overseeing the day-to-day operations of our properties, ensuring that they are run efficiently and effectively.

Key Responsibilities
  • Train and develop property staff to ensure they have the necessary skills and knowledge to perform their roles effectively.
  • Hire, discipline, and terminate direct reports in conjunction with the Regional Manager as necessary.
  • On-board new direct reports and provide them with the necessary support and training to ensure a smooth transition.
  • Conduct annual performance reviews of direct reports and provide feedback and coaching to help them improve their performance.
  • Assist direct reports in creating and achieving their personal and professional goals.
  • Coordinate budgets, including capital expenditures, rent increases, and changes to the budget from the previous year, under the direction of the Regional Manager.
  • Review and analyze monthly financial packages to ensure that the properties are operating within budget.
  • Provide financial and operational guidance to the Regional Manager, COO, and Accounting team.
  • Ensure compliance with all relevant laws and regulations, including property-level compliance, and complete tasks by the due date.
  • Review and analyze accounts receivable and accounts payable on a weekly and monthly basis, respectively.
  • Prepare and send legal notices, including 7-day non-payment and 30-day health and safety notices.
  • Meet with direct reports on a weekly basis to discuss their progress, provide feedback, and set goals.
  • Enter purchase orders and invoices according to the company's policy and procedure manual.
  • Procure bids for annual contracts and capital projects.
  • Review and update site staff job descriptions as requested.
  • Review staff needs at properties as needed and make recommendations for improvement.
  • Create and update preventative maintenance plans with the maintenance supervisor annually.
  • Prepare 504 requests and perform all tasks in Yardi as outlined in the policy and procedure manual.
  • Attend all on-site agency inspections, including REAC, MOR, file, and physical inspections.
  • Prepare annual utility allowance analyses and review resident applications.
  • Maintain wait lists or oversee the maintenance of wait lists if applicable.
  • Complete all resident recertifications, including HUD, MSHDA, RD, and LIHTC.
  • Maintain resident files and conduct property and common area inspections at least weekly.
  • Accept work order requests, process them according to the policy and procedure manual, and assign tasks to direct reports.
  • Accept rent payments, process them in Yardi, and deposit them into the bank.
  • Manage accounts receivable on an ongoing basis and conduct move-in inspections on vacant apartments.
  • Prepare and ensure the delivery of all resident communications and address all resident complaints.
  • Assess and assign direct reports' workloads daily and prepare board reports as requested.
  • Manage properties within approved budgets and complete special projects as requested.
