YOUR ROLE

The Project Development Manager is responsible for overseeing all facets of property development, from contract initiation to securing building permits. This role involves coordinating and managing external consultants engaged in due diligence, design, engineering, and permitting for new school projects. The successful candidate will act as the primary contact throughout the development process, ensuring all necessary approvals are secured before construction begins. Leveraging their experience, the Project Development Manager will guide both internal and external teams to achieve excellence in project execution.


• Collaborate closely with the Real Estate Director during the initial leasing or purchasing phase by evaluating proposed sites, providing cost and development timelines, and conducting municipal requirement research.


• Develop customized project timelines based on zoning status and necessary approvals to expedite construction commencement; manage these schedules weekly and ensure accurate reporting.


• Lead a team of internal and external consultants, including architects and engineers, to secure all municipal approvals required for site development; prepare documentation for financing as needed.


• Represent the organization at local meetings, including design review boards and city council sessions, advocating for zoning and site plan approvals.


• Oversee the due diligence process during the inspection period to assess land or existing buildings, including various reports and evaluations.


• Facilitate effective communication and coordination among all stakeholders, including Franchise Owners, team members, and external partners.


• Proactively engage with stakeholders to streamline development tasks and foster positive relationships with municipal departments.


• Travel to project sites as necessary to engage with local officials and enhance project outcomes.


• Pursue all necessary approvals from various governmental entities to prepare sites for construction.


• Maintain open lines of communication with Franchise Owners and stakeholders throughout the development process.


• Ensure adherence to project timelines by regularly reviewing and updating schedules, providing timely information to all parties, and monitoring progress.


• Identify opportunities for cost savings and value engineering through ongoing project assessments.


• Complete all required documentation and provide timely project status updates while traveling.

OUR IDEAL CANDIDATE

We are looking for individuals who build trusted relationships, demonstrate accountability, and possess a service-oriented mindset. The ideal candidate will have:


• A Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.


• Over 5 years of experience in development management within the commercial construction sector or a similar role.


• Expertise in pre-construction and land development processes, including site planning and utility design.


• Proficiency in feasibility studies, site analysis, permitting, and civil design.


• A track record of working with local authorities to secure necessary approvals.


• Strong skills in project budgeting and scheduling.


• Experience managing multiple projects simultaneously.


• A solid understanding of construction terminology, codes, and documentation.


• Proficiency in project management software.


• Excellent organizational, presentation, and communication skills.


• Willingness to travel as required.
