Position Summary:The Facilities Operations Supervisor is responsible for overseeing, directing, and executing maintenance services within the community while managing the maintenance team. This role ensures that both the interior and exterior of the property are well-maintained, secure, and visually appealing.
Key Responsibilities:- Recruit, onboard, and mentor maintenance personnel while conducting regular performance evaluations.
- Ensure the property and its surroundings are in excellent condition, providing a safe and inviting atmosphere for residents.
- Conduct routine inspections of the premises to identify maintenance needs.
- Oversee landscaping and coordinate outdoor maintenance services with approved vendors.
- Establish and maintain the Community Compliance Manual in accordance with regulatory standards.
- Address all maintenance requests and concerns from residents and staff promptly.
- Prepare living spaces for incoming residents.
- Ensure proper waste disposal and management.
- Maintain a secure area for all maintenance supplies to prevent accidents.
- Be consistently available to residents and staff for assistance.
- Participate in mandatory meetings and training sessions.
- Adhere to all safety and OSHA regulations.
- Exhibit regular attendance and punctuality.
Perform other duties as assigned.
Required Skills and Qualifications:- Proficient in HVAC, plumbing, electrical systems, basic carpentry, and mechanical repairs.
- Strong computer skills, including familiarity with operational technology and email.
- Availability to work flexible hours, including evenings and weekends.
- Commitment to the core values of Bell Partners.
- Exceptional customer service skills and the ability to work collaboratively in a team environment.
- Effective verbal and written communication skills.
- A high school diploma or equivalent is required.
- 2-5 years of maintenance experience, preferably in a multi-family housing context.
- Supervisory experience is preferred.
- Certifications in HVAC, EPA, and/or CPO may be required based on community staffing levels.
This position involves physical activities such as lifting, bending, and standing for extended periods. Mental requirements include basic math skills, comprehension, and decision-making abilities.
Work Environment:The role may involve shift work, both independently and as part of a team, with frequent interaction with others in various settings.
Compensation:The hourly wage for this position is $39.00, with performance-based incentive opportunities available.
