The Real Estate Operations Manager is responsible for facilitating the daily implementation of policies, procedures, and programs that ensure well-managed and well-maintained properties, with a strong focus on addressing customer concerns and enhancing the value of the managed assets.


Key Responsibilities:

  • The Real Estate Operations Manager will be assigned to specific operational areas as determined by the Senior Operations Manager, to gain familiarity with the relevant tasks, procedures, and systems.
  • The Manager may oversee the daily operational management of the property to ensure adherence to established quality standards.
  • The Manager may supervise maintenance programs related to both the interior and exterior conditions and aesthetics of the property.
  • The Manager is expected to provide timely and effective responses to tenant requests and engage in ongoing customer outreach to continually assess needs and resolve issues promptly for the benefit of both tenants and the property.
  • The Manager may participate in the selection of service contracts, vendor negotiations, and the daily oversight of vendor performance to ensure compliance with service agreement standards.
  • The Manager will contribute to the development and management of the property's Annual Budget, engaging in activities within the framework of the approved budget.
  • The Manager will assist in the collection, analysis, and reporting of statistical data necessary for an accurate assessment of property management performance.
  • The Manager will oversee the administration of all tenant leases in strict accordance with lease terms. At the discretion of the Senior Operations Manager, the Manager may engage in ongoing communications with property owner representatives.
  • The Manager will be involved in the daily financial management of the property, focusing on payroll, accounts receivable, collection efforts, and maintaining current accounts payable while maximizing discounts when possible.
  • The Manager will ensure compliance with all policies and procedures regarding personnel administration.
  • The Manager will participate in training activities as designated by the Senior Operations Manager.
The Real Estate Operations Manager is expected to possess comprehensive knowledge in the following areas of property management:

Customer Relations
Contract Service Management
Lease Management
Leadership (Strategies and Negotiation)
Dispute Resolution
Construction and Tenant Improvements
Renovation
Engineering and Preventive Maintenance
Energy Efficiency
Financial Management
Budgeting
Policy Administration

Relations with Partners and Owners

Insurance Management
Training
Personnel Management
Other duties as assigned

Qualifications:

  • Minimum of 4 years of experience in Commercial Property Management
  • Strong communication skills, attention to detail, organizational abilities, and the capacity to manage time and multiple projects effectively
  • The ideal candidate must work collaboratively and possess excellent interpersonal skills to foster positive relationships with customers
