About the Role

We are seeking a highly skilled Real Estate Manager to join our team at Smalls Sliders. As a key member of our leadership team, you will be responsible for directing our real estate functions and development plans to maximize profitable growth through a comprehensive real estate strategy.

Key Responsibilities

  • Develop a strong real estate strategy in target markets, working closely with our leadership and franchise development team.
  • Analyze target markets using sophisticated mapping tools to determine optimal site placement and development priority.
  • Provide franchisees with a clear vision, coaching, tools, and support to ensure development goals are met.
  • Manage a network of experienced brokers who understand our target markets and opportunities.
  • Create a pipeline of strong real estate opportunities and proactively source new sites.
  • Assist franchisees with site identification, negotiation, and lease agreements, ensuring the opening of high-performing real estate for our brand.
  • Conduct site tours and drive the real estate committee acceptance process.
  • Partner with design and construction teams to ensure projects move efficiently through due diligence, entitlements, and design and construction phases.
  • Support franchisees with ongoing real estate functions and activities, including renewals, relocations, and lease issues.

Requirements

  • Minimum of five years of experience in real estate site selection within a high-growth business, preferably in franchising and/or QSR.
  • Proven strategic market analysis and market plan implementation.
  • Ability to present sites and presentations to management.
  • Knowledge of real estate development processes, including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans, and zoning.
  • Excellent oral and written communication skills, including formal presentation development and delivery.
  • History of successfully achieving store/unit corporate and franchise annual opening plans.
  • Strong understanding of real estate deal points and negotiation skills.
  • Ability to travel a minimum of 30% of the time.
