Job Summary

We are seeking a highly skilled and experienced Project Director to join our team at Hodess Cleanroom Construction LLC. As a key member of our leadership team, you will be responsible for overseeing the successful delivery of cleanroom construction projects from inception to completion.

Key Responsibilities
  • Project Management
    • Oversee all aspects of project management, including budgeting, scheduling, and resource allocation.
    • Partner with our Superintendent to monitor and measure project performance, ensuring timely completion and within budget.
    • Participate in pre-construction services, including estimating and project team collaboration.
    • Manage the scope and schedule of design firms, reviewing and interpreting proposed designs and architectural drawings.
    • Organize and direct the construction team, ensuring project deliverables are met.
    • Review and understand subcontractor insurance and bonding requirements, ensuring compliance before project start dates.
    • Partner with internal resources on pricing, scopes, capability, manpower, and schedule to ensure productive, cost-effective, and efficient project delivery.
    • Collaborate with marketing to create project data sheets, press releases, and project database.
  • Client Relations
    • Build a positive rapport with owners and subcontractors, becoming the primary resource for their needs and satisfaction.
    • Represent the company with customers, consultants, subcontractors, and other public and private agencies and organizations.
    • Maintain positive interaction with owners and A/E contracts to facilitate project construction activities and promote owner satisfaction.
  • Team Leadership
    • Responsible for training and developing Assistant Project Managers, fostering collaboration and a shared purpose.
    • Communicate expectations with teams and hold them accountable.
    • Support the Superintendent in job site safety efforts, identifying requirements for the safety manual.
    • Communicate with the Director of Construction weekly, keeping leadership abreast of new or pending issues requiring attention.
  • Document Control
    • Obtain and review submittals to expedite project delivery and minimize disruption of ongoing operations.
    • Manage all Procore operations, including owner change management, subcontractor change management, document control, drawing logs, and more.
    • Manage and administer subcontracts and purchase orders.
    • Verify that all subcontractors have complied with insurance/bonding/contract requirements before being allowed on site.
  • Financial Control
    • Work with accounting to ensure timely receipt and accuracy of subcontractor/vendor billings.
    • Approve all project invoices for processing and payment in a timely fashion.
    • Responsible for timely preparation of monthly owner requisition, submission, and distribution.
    • Manage project cash position and assist in collection of owner receivables.
    • Ensure timely processing of approved subcontractor change orders.
    • Adequately prepare for and participate in monthly project cost reviews, projecting job costs and communicating reasons for major changes.
    • Timely preparation and submission of all subcontractor back charges.
    • Approval of all weekly project time sheets and expense reports.
  • Quality Control
    • Ensure project operations comply with design specifications and corporate policies and procedures.
    • Partner with the Superintendent to monitor and measure project performance as it relates to Quality Control.
    • Manage warranty issues, ensuring timely completion, and coordinate requests to subcontractors and vendors to correct/resolve material, equipment, and installation defects.
    • Verify that all operations, work in progress, and completed work comply with all applicable codes, safety regulations, drawings, specifications, and corporate policies and procedures.
    Requirements
    • Bachelor's Degree in Mechanical Engineering, Construction Management, Civil, or Electrical Engineering.
    • 5+ years of relevant construction experience directly related to the responsibilities specified.
    • Cost management and estimating skills.
    • Demonstrated skills in Sage/Timberline and Procore Construction Management or similar software.
    • Demonstrated Microsoft Project or Primavera P6.
    • Demonstrated skills in Revit.
    • Travel required.
