Job Summary:

We are seeking an experienced Maintenance Foreperson to join our Academic and Administrative Maintenance Team at Wake Forest University. This team is responsible for maintaining 3 million square feet of office, classroom, technology, commercial kitchen, and other spaces to support the university's mission.

Key Responsibilities:

Perform reactive and preventive maintenance services to ensure proper operation of campus facilities operations and services. Assist in and provide oversight of the work assigned to trade staff using corrective measures necessary to achieve and maintain satisfactory performance. Lead and mentor other technicians as a subject matter expert in their trade(s).

Essential Functions:

Electrical:
Repair or lead repairs to electrical systems, outlets, and cords. Install or lead installations of motors and belts as needed. Respond to all electrical requests as needed. Perform or lead preventive maintenance on electrical equipment as scheduled.

Plumbing:
Stop overflowing and clogged toilets. Unstop showers and sinks. Repair or lead repairs to valves, gaskets, and lines (this includes, but is not limited to, water, sewer, steam, and condensate lines). Respond to all requests for plumbing service as directed. Perform or lead preventive maintenance on plumbing equipment as scheduled.

HVAC:
Operate and maintain all types of industrial HVAC units. Repair DX units. Monitor HVAC chemical equipment. Perform or lead HVAC functions such as changing filters and fan belts, adjusting dampers and valves, opening HVAC drains, and responding to all requests for HVAC. Perform or lead preventive maintenance on HVAC equipment as scheduled. Understand and operate automated control systems.

Carpentry:
Repair or lead carpentry repairs on doors, door hardware, windows, storm window fabrication, walls, shelving, and other carpentry repairs as needed.

Painting:
Patch, caulk, prime, stain, and paint ceilings, walls, doors, windows, and other items as needed.

Other Functions:
Be considered an essential employee as designated in the Facilities Management Severe Weather Policy. Be subject to recall after hours in the event of campus emergencies, disasters, or other special needs as directed by management. Report all matters of safety to the appropriate Supervisor and to the Safety Director if necessary. Follow all University and departmental policies and procedures.

Requirements:

High school diploma plus specialized training with ten years or more of related experience, or equivalent combination of education and experience. Technical license and/or certification is desired in their primary field. Advanced knowledge and skills in the preventive maintenance, repair, and installation of building systems as needed. These systems include, but are not limited to, HVAC, plumbing, electrical, carpentry, and building interiors. Specialization in specific areas is required. Valid driver license with a good driving record; must be insurable. Ability to effectively communicate in English with students, faculty, and staff sufficient to perform the duties of the position. Ability to read, understand, and abide by all safety policies and procedures. Ability to effectively utilize computer software and systems to communicate, monitor, interface, and troubleshoot systems as required. Heavy work. Close visual acuity to perform an activity such as operation of machines; using measurement devices; and/or visual inspections of small parts or devices. Activities occur inside and outside.
