Key Responsibilities of the Groundskeeper

  • Regularly patrol the community to remove litter, debris, and pet waste, ensuring that all areas remain tidy.
  • Maintain the community’s aesthetic by cleaning and raking shrub areas and managing snow and mud as needed.
  • Keep the lawns well-groomed through cutting, trimming, edging, and seasonal planting and fertilizing.
  • Ensure all lawn equipment is properly maintained.
  • Utilize blowers to keep sidewalks and pathways clear of grass clippings and debris.
  • Monitor the condition of the property and promptly report or address any unsafe conditions.
  • Regularly check and replace exterior lighting as necessary.
  • Assist with repairs and maintenance of windows, screens, and sliding glass doors as directed by management.
  • Perform clean-up duties in vacated apartments, removing abandoned items and trash.
  • Address minor service requests as directed by the Property Manager or Maintenance Supervisor.
  • Conduct interior and exterior painting tasks when requested.
  • Maintain cleanliness in storage areas and ensure they are secured when not in use.
  • Complete work area clean-up and adhere to safety protocols.
  • Distribute resident communications, including notices and newsletters.

Qualifications and Skills

  • Minimum of 2 years of experience in groundskeeping.
  • Basic understanding of building maintenance principles.
  • Strong ethical standards and integrity.
  • Problem-solving skills with a focus on process improvement.
  • Organizational abilities to manage multiple priorities effectively.
  • Capacity to thrive in a fast-paced, dynamic work environment.
  • Attention to detail and ability to meet strict deadlines.
  • Ability to maintain necessary licenses or certifications.
  • Willingness to work overtime, evenings, weekends, or holidays as required.
  • Valid driver's license is mandatory.
  • High School Diploma or equivalent experience is required.
