Job Overview

We are seeking a skilled Land Acquisition Operations Specialist to join our team at Landsea Homes. This role will play a pivotal part in bolstering the daily operations of our Land Acquisitions Department.

The successful candidate will assist and support our Land Acquisitions Department, handling various time-sensitive and critical tasks. A self-motivated individual with excellent organizational skills is required to work independently and collaboratively in a fast-paced environment.

Responsibilities:
  • Assist with due diligence and entitlement efforts, ensuring projects stay on track through completion.
  • Submit RFPs for due diligence work and prepare Project Work Agreements and Work Orders.
  • Maintain spreadsheets for tracking purposes and disseminate information to both internal and consultant teams.
  • Track and manage lot takedown requirements with the Land Acquisition Manager.
  • Prepare wire requests and takedown notices for land transactions.
  • Compile documents and coordinate with title companies to draft Public Reports for submittal to relevant authorities.
  • Support the creation of organizational documents for HOAs, including CC&Rs, Design Guidelines, budget assistance, and utility account setups.
  • Serve as the primary point of contact for HOA management companies.
  • Attend departmental and project-related meetings, liaise with consultant teams, and local agency or utility representatives.
  • Process invoices and pay Land Acquisition Department bills.
  • Maintain project files and other assignments as needed.
Qualifications:
  • Bachelor's degree in business, finance, real estate development, or equivalent.
  • At least 3 years of relevant experience within homebuilding land acquisition.
  • Experience reading and comprehending legal real estate documents like deeds, plats, HOA documents, contracts, and closing statements.
  • Strong communication and collaboration skills, comfortable working with internal and external business partners.
  • Excellent organizational skills, able to handle multiple projects simultaneously while meeting strict deadlines.
  • Proficiency in Microsoft Office products, with a strong focus on Excel.

This position involves office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator is required. Adaptability to different weather conditions is essential.

Salary and Benefits:

We offer a competitive salary range of $60,000 - $80,000 per annum, depending on experience, plus benefits including health insurance, retirement plan, and paid time off.
