Job Summary

The General Manager - Residential Operations has primary responsibility for the overall day-to-day management and lease-up of residential properties and supervisory oversight of property management staff. This role requires directing on-site staff, contracted services, and vendors to maintain a first-class appearance of the properties.

Key Responsibilities
  • Property Management
    • Create a monthly framework for property managers to ensure timely completion of property operations tasks, including apartment turns, renovations, financial reporting, associate review, and training.
    • Confirm apartment pricing levels are consistent with current market conditions, using yield management systems to set pricing that meets investment requirements and drives consistent leasing activity.
    • Stay up-to-date on new developments or redevelopments within the market and discuss how they will impact CIM's residential properties.
    • Build relationships with local trade organizations to gain market information.
  • Financial Management
    • Approve all recommended concessions based on current market conditions.
    • Seek owner approval at the beginning of each calendar year on a pricing matrix for each unit, including renewals, to maximize market rent and occupancy.
    • Work closely with property managers to set renewal rates and support their efforts to achieve goals.
    • Develop the annual business plan, including traffic and occupancy goals, revenue goals, and expense parameters.
  • Lease Administration
    • Ensure all residential leases are executed in accordance with CIM Group's stated policies and procedures.
    • Verify the accuracy of the properties' rent roll, occupancy status, lease charges, and leases match actual residents' names and terms.
    • Track actual collection of rent to ensure timely payment and avoid excessive delinquent rent balances.
  • Supervisory Responsibilities
    • Provide supervisory oversight of all on-site staff, including administrative support employees, engineers, security, parking attendants, and other vendors.
    • Plan, organize, and manage employee-focused activities, including compliance with employment laws and CIM Group's employment policies and procedures.
    • Facilitate employee development and training opportunities to promote maximum productivity and position employees for increased responsibilities and job growth.
  • Technical Skills
    • Familiarity with MS Office, including Excel, Word, PowerPoint, and Outlook.
    • Familiarity with Nexus Payables or similar software applications.
    • Familiarity with Yardi or similar software applications.
Requirements
  • Education
    • Bachelor's degree preferred.
  • Experience
    • Prior experience working in a high-volume, multi-building residential property management capacity.
    • Proven ability to manage multiple residential assets equal to or greater than the unit count for this position.
  • Skills
    • Excellent communication skills, both written and verbal.
    • Ability to read and interpret documents, including office equipment maintenance and instruction manuals, company policies and procedures documents.
    • Ability to write correspondence and/or reports accurately in a concise and detailed manner.
    • Ability to effectively present information to tenants, vendors, contractors, and other employees of the organization.
