Job Overview

The Lead Multi-family Superintendent is accountable for managing all on-site construction operations for designated projects. This position reports directly to the General Superintendent and works in close collaboration with the Project Manager and Assistant Superintendents to ensure that the project adheres to all expectations regarding timelines, quality standards, and budget constraints. This is a full-time, salaried role exempt from overtime.

Qualifications

  • Education: A Bachelor’s degree in Building Science or Engineering is preferred but not essential.
  • Experience: A minimum of ten years of experience as a Project Superintendent in Multifamily or Commercial construction, with at least 3-5 years in a Lead/Senior Superintendent role within the multifamily sector.

Key Responsibilities

  1. Project Planning
    • Review project plans and specifications with the Project Manager.
    • Develop and maintain the project timeline.
    • Organize and plan jobsite logistics.
    • Assist in obtaining all necessary building and project permits.
  2. Cost Management
    • Oversee costs associated with General Conditions.
    • Authorize Subcontractor payments and invoices.
    • Approve all field expenditures in collaboration with the Project Manager.
  3. Project Administration
    • Assemble a team to manage on-site activities.
    • Generate daily activity reports.
    • Monitor and update the project timeline.
    • Provide guidance and coordination to Subcontractors.
    • Familiarize with all Subcontract documents and scopes of work.
    • Maintain as-built drawings.
    • Collaborate with the Project Manager to assess and negotiate Change Orders.
    • Enforce company safety protocols and ensure site compliance with OSHA regulations.
    • Conduct weekly safety meetings and coordinate safety evaluations.
    • Ensure a clean and hazard-free jobsite.
    • Monitor construction progress to guarantee adherence to plans and specifications.
    • Facilitate on-site meetings with Subcontractors to ensure project timelines and deliverables.
    • Manage punch lists and the transition of completed units to Property Management.
  4. Skills and Competencies
    • Proficient in MS Office & MS Project.
    • Outstanding organizational skills; ability to prioritize and multitask effectively.
