**Job Summary**

Capstone Real Estate is seeking a highly skilled and detail-oriented Assistant Manager to join our team. As a key member of our property management team, you will be responsible for overseeing the daily operations of our community, ensuring that all financial transactions are accurate and up-to-date, and providing exceptional customer service to our residents.

**Key Responsibilities**

  • Collect and post rent, fees, and other payments, and prepare daily bank deposits and monthly close-out reports.
  • Operate the property management software and complete transactions by entering correctly and completing updates and back-ups to ensure the integrity of the system.
  • Review resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, and implement procedures for collecting on delinquencies.
  • Review and submit invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, obtaining community manager approval, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
  • Follow the Company's established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings.
  • Process resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Act as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with Company policies, procedures, and business practices.
  • Offer support and assist with leasing, showing apartments to prospects, complete follow-up, and process the application, including preparing the lease and move-in documents.
  • Promote a positive image of the apartment community and management company.

**Requirements**

  • High School or equivalent
  • Strong Math Skills
  • License/Certifications Required: Drivers License
  • Criminal History Record: If an offer of employment is made and accepted, continued employment will be contingent upon the satisfactory results of a thorough Criminal History Record Check(s).
  • Drug Screening: If an offer of employment is made and accepted, continued employment will be contingent upon the satisfactory results of a Drug Screen Test.
