The Maintenance Supervisor will play a pivotal role in guiding and developing the Maintenance Team while overseeing the upkeep and enhancement of an assigned property. The primary goal is to align with client expectations while adhering to the established operational budget.
Compensation: Competitive hourly rate based on experience.
Key Responsibilities:- Lead a team of maintenance personnel, ensuring high performance and effective management.
- Implement a daily and preventative maintenance strategy to maintain the property in optimal condition.
- Conduct morning inspections of the property and common areas to identify maintenance needs.
- Ensure timely completion of maintenance requests.
- Oversee the regular replacement of air-conditioning filters and conduct semi-annual apartment inspections.
- Be available for on-call maintenance duties, including emergency services during evenings and weekends.
- Perform inspections and repairs on vacant units to ensure readiness for new residents.
- Maintain equipment and ensure compliance with safety regulations in maintenance areas.
- Manage inventory of maintenance supplies within budgetary constraints.
- Prepare properties for various regulatory inspections and ensure compliance with industry standards.
- Adhere to all company policies and perform additional duties as assigned.
Essential Requirements:
- At least 2 years of experience in a leadership role within property management or related fields.
- High School diploma or equivalent; industry certifications are preferred.
- Valid driver's license and a good driving record may be required.
- Proficiency in English, both written and verbal.
- Basic computer skills, including familiarity with property management software.
- Expertise in various maintenance tasks including plumbing, electrical work, and HVAC systems.
- Strong customer service and management skills.
- Ability to work collaboratively with diverse teams and stakeholders.
