Job Title: Construction Superintendent

Southway Builders, Inc. is seeking a highly skilled Construction Superintendent to join our team in the DMV region. As a key member of our project management team, you will be responsible for overseeing project planning, scheduling, budgeting, and implementation.

Job Summary:

The Construction Superintendent will coordinate and manage all on-site project activities, working closely with the project team, including Project Managers, Project Engineers, Assistant Superintendents, field personnel, and subcontractors. Your primary goal will be to deliver projects safely, on time, and within budget, while maintaining the highest level of quality and adhering to our company's values of quality, dependability, and integrity.

Key Responsibilities:
  • Make informed decisions regarding project budgets to ensure timely completion and cost-effectiveness.
  • Manage expectations and processes for stakeholders, including BGE, Comcast, and city inspectors.
  • Develop and manage recovery schedules, as needed, in collaboration with the Project Manager.
  • Establish and maintain relationships with city inspectors and other stakeholders.
  • Create and manage quality control checklists for site-specific and general quality assurance.
  • Lead and manage Assistant Superintendents and Project Engineers, including participation in annual performance reviews and mentorship.
  • Prepare and maintain subcontractor meeting minutes in the project management database and train Assistant Superintendents on this task.
  • Coordinate 3rd-party inspections, including trade, testing, ADA, Green, and other specialized inspections.
  • Demonstrate active engagement with the owner and design team through regular correspondence.
  • Review and annotate submittals, shop drawings, and subcontractor tickets as defined with the Project Manager.
  • Manage the punch list and ensure timely completion of all project tasks.
  • Perform quantity takeoffs and verify orders as needed.
  • Update the master schedule with the Project Manager and actively participate in progress updates and hurdles for all owner meetings.
  • Partner with the Project Manager in creating subcontractor Attachment A scopes and scope reviews.
  • Contribute to team assessments and personnel reviews as requested.
  • Initiate notices to subcontractors regarding safety, delays, back charges, and other project-related matters.
  • Prepare accident and incident reports as needed.
  • Develop and maintain a three-week look-ahead schedule, ensuring consistency with the CPM schedule.
  • Maintain daily project photo records, including album creation and labeling.
  • Lead a zero-tolerance safety policy and remove violators from the site.
  • Lead safety orientations and log attendees.
  • Conduct safety inspections and assist 3rd-party safety inspectors.
  • Create trade-specific quality control checklists.
  • Adhere to the Company's key values of quality, dependability, and integrity.
Requirements:
  • Undergraduate degree in construction management or engineering, preferred.
  • Demonstrates above-average competencies of a Level 1 Superintendent.
  • 3+ years of Construction Superintendent experience.
  • 4+ years of leadership experience.
  • Experience working on projects of $15M+.
  • Proficient technical competency in different types/scales/complexities of construction.
  • Proficient in Procore and Microsoft Office Suite, including MS Project.
  • In-depth understanding of clauses/articles of boilerplate subcontractor agreements, including Attachment A's.
  • In-depth understanding of all building/Authority Having Jurisdiction (AHJ) inspection requirements.
  • Ability to successfully lead an OSHA inspection.
  • Advanced knowledge in the comprehension and construct of blueprints, specifications, and contract documents.
  • Ability to independently and successfully complete quality control lists and checks for all trades.
  • Advanced construction knowledge, including means and methods.
  • Able to properly assess the percentage of work complete for clients and lenders.
  • Excellent oral and written communication skills.
  • Ability to address conflict in a timely and professional manner.
  • Ability to multi-task.
  • Strong attention to detail.
  • Excellent proofreading skills.

  • May require travel beyond a typical one-hour job site commute.
  • Exposure to characteristic construction site dangers.
  • On-call availability to address issues at the jobsite.
