Job Title: Commercial Construction Superintendent

At Carolina Design and Construction, Inc., we are seeking a highly skilled Commercial Construction Superintendent to join our team. As a key member of our construction team, you will be responsible for ensuring the successful completion of commercial construction projects.

Key Responsibilities:
  • Scheduling and Coordination: Schedule subcontractors, consultants, and vendors to ensure timely completion of projects.
  • Quality Control: Perform quality control duties and responsibilities regarding the work being performed.
  • Communication: Communicate with project team regarding ASI's, RFI's, and Material Submittals using Procore.
  • Subcontractor Management: Ensure that subcontractors are fully executing and complying with their contracted scope of work.
  • Inspections: Coordinate required inspections with local jurisdictions.
  • Safety and Compliance: Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Conflict Resolution: Identify conflicts in construction progress and communicate them to the project team for resolution via Procore.
  • Daily Log Maintenance: Maintain a Daily Log in Procore of activities on the jobsite.
  • Multi-Site Management: Perform Superintendent duties at multiple job sites simultaneously.
  • Deficiency Correction: Ensure that subcontractors have corrected all deficiencies identified by the project team.
  • Walk-Throughs: Walk all units on the project daily to monitor activities and assist in future planning.
  • Weekly Meetings: Preside over weekly subcontractor meetings designed to coordinate the work.
  • Notices of Non-Compliance: Issue notices of non-compliance to subcontractors in regards to quality of work or scheduling.
  • Job Site Maintenance: Ensure that the job site is always kept in a clean and organized manner.
  • Punch List Identification and Completion: Perform job progress and completion punch list identification and completion in Procore.
Secondary Responsibilities:
  • Budgeting and Bidding: Assist in budgeting, bidding, and award of subcontracts.
  • Permitting and Approvals: Assist in obtaining permits or approval of revisions.
  • Material Submittals: Gather project material submittals and maintain records of approvals at the job-site.
  • Owner Specifications: Coordinate owner specifications with marketing staff.
  • Scope Identification: Identify areas of work that are outside of subcontracted scope.
  • Pre-Construction Meetings: Preside at pre-construction meeting with each subcontractor.
  • Job Site Security: Opening the jobsite at the beginning of the day and securing the jobsite at the end of the day.
  • Sub-Tier Hiring: Assist in hiring sub-tier employees.
Requirements:
  • Procore Proficiency: Must be proficient with Procore Project Management program.
  • Computer and Mobile Technology Skills: Must have strong computer & mobile technology skills.
  • CPM Schedule Creation: Must be capable of creating & managing a CPM schedule using web-based application.
  • Experience: At least 5 years of onsite commercial project supervision required.
