The Building Systems Maintenance department offers three tiers of Exterior Technicians, with the level assigned based on the candidate's expertise, skills, qualifications, and relevant licenses.


Exterior Technician I, II, and III: All Exterior Technicians are responsible for assessing roofing systems and building exteriors for damage, executing repairs, clearing window wells and rooftops of debris, and completing work orders while utilizing an electronic timekeeping system on a daily basis.

Exterior Technician II: In addition to the responsibilities mentioned above, a level II technician operates with greater independence and undertakes more intricate tasks, such as installing and repairing metal flashings, constructing curbs, and applying caulk and weatherstripping.

Exterior Technician III: Beyond the duties outlined for lower levels, a level III technician identifies the necessity for work, organizes and executes tasks, inspects and evaluates information relevant to facility maintenance, oversees roof replacements—including verifying measurements—and manages the procurement of supplies and equipment necessary for tasks. This role also involves estimating project costs and maintenance repairs, collaborating with external vendors and manufacturers, approving or rejecting contractor proposals and installations, mentoring and training other staff, fostering a positive work environment, motivating colleagues, and supporting leadership in the development and execution of departmental goals.

All levels will participate in a rotating on-call schedule, with urgent situations occasionally requiring after-hours availability.
