Residential Maintenance Manager

Eberhart Brothers LLC seeks an experienced Residential Maintenance Superintendent to oversee the maintenance and upkeep of a portfolio of walk-up properties in Manhattan. The ideal candidate will have a minimum of 5 years of experience in superintendent and/or handyman duties in residential rental properties.
Key Responsibilities- Respond to emergencies on a 24/7/365 basis, including after normal work hours and on weekends.
- Complete all assigned work orders in a timely manner and communicate with tenants and building guests professionally.
- Supervise and direct custodial staff (if applicable) and assist with daily tasks, including garbage sorting and recycling.
- Maintain the building exterior daily by performing or supervising tasks such as sweeping the front entrance, wiping bannisters, cleaning stairs, snow removal, and salting sidewalks.
- Ensure the proper functioning of building equipment, including boilers, and perform repairs as needed.
- Report maintenance concerns to management and work with them until work is completed and the work order is closed out.
- Monitor and inspect repair work done by outside contractors before accepting and processing payment.
- Work with vendors to ensure maintenance and repairs are done to Eberhart standards.
- Communicate requests for supplies and equipment and maintain an adequate inventory.
- Conduct bi-weekly checks to prevent violations from city or state agencies.
- Work with management to complete corrective action plans for building/maintenance inspection citations.
- Perform inspections, cleaning, and maintenance of vacated units to ensure suitability for re-leasing.
- Conduct regular inspections of Life Safety Equipment and report any issues to management.
- Manage porter's daily responsibilities and performance.
- Associates degree or equivalent experience.
- 5 years of experience in the field.
- Working knowledge of building systems and maintenance practices.
- Knowledge of applicable codes relating to NYC residential properties.
- Ability to motivate teams and manage multiple projects.
- Ability to perform basic repair requests, including electrical, plumbing, and carpentry.
- Ability to interact with clients professionally.
- Must be able to walk, climb, stoop, bend, and occasionally lift up to 50 pounds.
- Must be available evenings and weekends if needed.
