Regional Property Manager

EDENS is a leading owner, developer, and steward of a nationally prominent portfolio of over 100 open-air retail and mixed-use destinations in high-growth markets across the country.

We are seeking a seasoned Regional Property Manager to join our Property Management team in Fort Lauderdale, Florida. As a key member of our team, you will be responsible for overseeing the day-to-day operations of assigned properties, ensuring exceptional customer service, and driving business results.

Key Responsibilities:
  • Provide exceptional customer service through proactive and positive interactions.
  • Conduct regular property inspections, identify deficiencies, and implement corrective actions within budgeted guidelines.
  • Collect and manage rent payments, including base rent, expense pass-through billings, and percentage rent, in accordance with lease agreements.
  • Maintain operating expenses within budgeted allowances and monitor property portfolio work orders.
  • Ensure accurate and complete system data, including tenant gross sales and insurance information, property information sheets, site plans, and roof inventory spreadsheets.
  • Bid and negotiate maintenance agreements with contractors for property upkeep.
  • Review and approve payables for assigned properties and prepare annual operating budgets.
  • Present monthly operating statements and variance reports to the regional Director of Investments.
  • Interface with ownership, property tenants, leasing and construction departments, and contractors to ensure effective property operations.
  • Possess strong communication and presentation skills, both written and oral.
  • Work closely with Tenant Coordination during new tenant build-outs.
Requirements:
  • At least 7 years of retail or commercial property management experience.
  • Valid driver's license and up-to-date private auto collision and liability insurance.
  • Proficiency in Windows environment and ability to learn specific property management software.
  • High proficiency in MS Word and MS Excel software for reporting, correspondence, and budgeting.
