Building Systems Technician

Position Overview:

The primary objective of this role is to ensure the seamless operation of all building systems, uphold operational efficiency, and deliver a range of tenant services while fostering positive relationships with tenants, all in alignment with Boston Properties' established operational and safety protocols.

Key Responsibilities:

Building Operations:

  • Manage and/or supervise the daily effective functioning, upkeep, and repair of all building and site systems for designated properties. These systems encompass HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying, and fire safety.
  • Independently execute and/or oversee the installation, fabrication, construction, troubleshooting, and maintenance of intricate mechanical and electrical equipment.
  • Receive and plan work assignments, ensuring the acquisition of necessary tools, equipment, and materials. Complete tasks and documentation promptly.
  • Guide and/or assist Building Engineers and Maintenance Technicians in troubleshooting building systems as required.
  • Assist in monitoring contractors, inspecting their work, and compiling deficiency reports.
  • Ensure proper maintenance of assigned equipment, tools, and uniforms. Maintain cleanliness and organization in the shop, penthouse equipment rooms, and common areas.
  • Adhere to and/or supervise inspection and service protocols outlined in preventive maintenance and loss control programs. Coordinate and support the daily execution, organization, and accuracy of these programs.
  • Accurately address tenant requests, repair tasks, and related documentation for the respective site/buildings as necessary.
  • Conduct regular inspections of all areas within the site/building(s), reporting deficiencies and suggesting improvements, taking initiative to implement corrections as appropriate.
  • Utilize service procedures and techniques in accordance with established guidelines.
  • Maintain logs of daily activities and events as required.
  • Provide technical assistance to the Lead and Chief Engineer. Support the technical training of less experienced personnel.
  • Effectively communicate the status and activities of building operations and conditions to relevant parties, promptly reporting any potential or existing issues.

General Duties:

  • Be available for various shifts, covering for other staff, and working extended hours, nights, weekends, and holidays to ensure adequate building coverage and perform necessary repairs as required. Respond to after-hours emergencies such as fire, flooding, severe weather, power outages, and other related situations, including clean-up activities as per on-call procedures.
  • Uphold a high standard in the operation and appearance of the properties. Foster and maintain positive relations with tenants through proactive communication, routine follow-ups, and a high level of customer service.

Region/Building Specific Functions:

  • Assist in monitoring and implementing OSHA requirements.
  • May procure vendor/contract pricing for mechanical parts, equipment, and tools.
  • Perform additional duties as assigned.

Qualifications:

  • High School diploma or equivalent educational certification preferred.
  • A minimum of 4 to 6 years of experience as a Maintenance Technician / Building Engineer or equivalent field experience required, with a working knowledge of commercial office building systems.
  • Comprehensive training and certification in HVAC and other technologies related to building engineering and/or equivalent job-related training and experience.
  • Ability to work independently with minimal supervision in a fast-paced environment, effectively managing multiple simultaneous deadlines and projects. Capable of organizing and coordinating work efficiently, setting priorities, and optimizing the performance of others.
  • Advanced knowledge of OSHA, NEC, and NFC codes and regulations.
  • Participation in on-call schedule for after-hours calls is required, which may include working alternative schedules during on-call periods.
  • Excellent technical and problem-solving skills, particularly related to mechanical controls and Building Automation Systems.
  • Intermediate skills necessary to operate a computer for general day-to-day tasks and communications.
  • Ability to communicate effectively in writing as needed.
  • Strong working knowledge of web-based work order systems, such as Angus, Interwise, Energy Link, or similar.
  • Demonstrate exemplary tenant relation skills, projecting a positive appearance and attitude at all times.
  • Flexibility to work at various properties as assigned.
  • Possess knowledge of safe and efficient operation of all equipment, power, and hand tools.
  • Valid driver's license and satisfactory driving record when required.
  • Licenses for applicable jurisdiction and equipment as required based on location.
  • Physical capabilities to perform the job effectively, including regular lifting and movement of equipment.

Internal and External Contacts:

Regular interaction with tenants, various Boston Properties staff, vendors, construction professionals, and consultants.

Reporting Structure:

Receives immediate supervision and direction from one or more of the following: Lead Engineer, Chief Engineer, Roving Chief Engineer, Regional Engineer, Director of Engineering. Performance evaluations will be conducted periodically in conjunction with appropriate managers in the respective properties.
