Role Summary:

The Senior Pre-Construction Estimator plays a pivotal role within the estimating and preconstruction team, taking charge of client management, estimating, and the buyout process. This position is crucial for driving new business, managing client relationships, accurately estimating projects, ensuring profitability, and finalizing contracts. The Senior Pre-Construction Estimator's responsibilities span financial oversight, compliance, client interaction, reporting, and internal mentorship, all contributing to the company's overall success.

Key Responsibilities:

Pre-Construction Duties:

  • Establish and nurture strong client relationships.
  • Initiate and facilitate regular meetings with both new and existing clients.
  • Prepare and manage initial budgets and rough order of magnitudes (ROM) for clients.
  • Maintain ongoing communication with clients to ensure satisfaction.
  • Participate in pre-bid and project kick-off meetings.
  • Compile competitive bid estimates for clients.
  • Effectively manage bid workflows among estimators.
  • Oversee FF&E budgets, collaborating with Purchasing and Design teams for quotes and take-offs.
  • Administer owner contracts, scope of work, and project timelines.
  • Ensure clarity and completeness of all project scopes.
  • Guarantee accurate take-offs are conducted.
  • Coordinate with Design Build teams to engage designers, architects, and procurement vendors.
  • Identify and maintain relationships with subcontractors.
  • Manage and track RFI submissions and responses.

Financial Management:

  • Ensure proposals align with target gross margins.
  • Collaborate with Project Managers to uphold project margins during the buyout phase, reporting any discrepancies.
  • Monitor budget versus actuals throughout the buyout process.

Brand Standards and Design Compliance:

  • Stay informed on brand design schemes and implement necessary changes into client budgets.
  • Ensure all scopes are estimated according to hotel brand standards, remaining updated on any modifications.
  • Maintain ADA compliance in collaboration with architects and consultants during estimating and pre-construction phases.

Information Management:

  • Ensure that cloud storage and subcontractor systems are up-to-date and organized according to project requirements.
  • Manage and distribute project contact lists.
  • Oversee the A-Z checklist during pre-construction phases prior to project hand-off.

Reporting Duties:

  • Regularly update the project pipeline and submit weekly forecasts.
  • Maintain agendas for estimating and pre-con meetings, as well as internal discussions.
  • Provide updates to clients as necessary.

Qualifications:

  • 7+ years of experience in estimating for tenant improvement projects.
  • Bachelor's degree in Construction Management, Architecture, Engineering, or a related field (or equivalent experience).
  • Proficiency in Bluebeam or similar estimating software.
  • Strong skills in Microsoft Office Suite, particularly Excel.
  • Willingness to travel up to 25% as required.
  • Ability to work remotely.

Preferred Qualifications:

  • Residence in major metropolitan areas.
  • Experience estimating for branded hotel projects.
  • 2+ years of experience in people management.
  • Experience with traveling construction teams.
