Service Director

As a key member of the AION Management team, the Service Director will oversee the physical aspects of our apartment communities, ensuring exceptional quality and curb appeal. This role requires a strong focus on customer service, maintenance, and repair services, as well as a commitment to safety and compliance.
Key Responsibilities- Direct and oversee all aspects of maintenance and repair services for our communities
- Schedule and perform preventative maintenance, inspections, and janitorial services to ensure a high level of quality and safety
- Manage accurate records for all services performed and contracts, ensuring compliance with company policies and procedures
- Walk the property daily to uphold curb appeal and monitor safety issues, identifying areas for improvement and implementing solutions
- Schedule and coordinate apartment turns, including assistance with resident move-out and apartment renovations, ensuring a seamless transition for residents
- Follow expense guidelines, monitor operating expenses, and make recommendations for cost-saving strategies to optimize community performance
- Manage inventory and storage areas, purchasing adequate maintenance materials for service requests and apartment turns, and maintaining accurate logs of supplies
- Communicate and advise the Business Manager on recommendations for capital improvements and maintenance requirements for the annual budget
- Coordinate all contracted services, soliciting and analyzing bids, assessing work once completed, and tracking invoices to ensure timely payment
- Supervise the use of property golf carts/Gators, if applicable, and notify the Business Manager of any safety or liability concerns
- Assist in snow removal as required and conduct weekly safety meetings, documenting procedures, training, safety equipment, and use of equipment
- Complete service requests from residents and team members in a timely fashion, ensuring excellent customer service and a courteous and professional attitude
- Audit the key tracking system daily and weekly, and participate in after-hours emergency requests, ensuring property staff coverage 24/7
- Support and assist the Regional Service Director and Real Estate Manager with new hire selection, training, and coaching, ensuring team members receive appropriate training and development
- Generate work and on-call schedules for service employees, provide ongoing feedback, and evaluate team members through scheduled formal written performance reviews
- High school diploma or equivalent
- CFC Certification Universal
- Valid Driver's License
- 4+ years' experience in maintenance and repair for apartment communities
- 2+ years supervisory experience
- Strong computer skills and proficiency in Microsoft Office
- Excellent English communication skills, both verbal and written
- Ability to walk the grounds and apartments, ascend stairs, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities
- Sufficient knowledge to thoroughly complete maintenance assessments up to the standards of a Service Director
- Must be available 24/7 for emergencies
