About the Role

We are seeking a highly skilled Maintenance Technician II to join our team at PRG Real Estate Management Inc. As a key member of our maintenance team, you will be responsible for ensuring the timely and accurate fulfillment of all service requests and repairs. Your expertise in HVAC, electrical, and plumbing systems will be essential in maintaining the cleanliness and marketability of our properties.

Key Responsibilities
  • Adhere to standardized diagnostic approaches for preventative maintenance, system troubleshooting, and equipment repair.
  • Participate in on-call emergency rotation and respond to emergencies as needed.
  • Inspect and coordinate all needed make-ready repairs and services, assisting make-ready staff as required to meet deadlines.
  • Utilize maintenance software to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance.
  • Maintain a constant awareness of the community's condition and take immediate action to correct unsafe circumstances.
  • Walk the grounds and common interior areas daily, removing litter and debris.
  • Schedule and perform routine preventive maintenance on all equipment as directed by the Maintenance Supervisor and Property Manager.
  • Ensure tools and equipment are in optimum condition.
  • Report all major repairs to the Maintenance Supervisor and Property Manager prior to any expenditure of funds.
Requirements
  • Minimum of 2 years of building maintenance experience or equivalent required.
  • Refrigerant Transition and Recovery Certification (types I and II).
  • Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
  • Knowledge of mechanical systems and equipment, including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors.
  • Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment.
  • Proficiency in plumbing repairs and troubleshooting.
  • Ability to provide technical assistance to other maintenance associates.
  • Ability to maintain high ethical standards.
  • Organizational skills to enable effective management of multiple, shifting priorities.
  • Ability to perform in a busy, changing, multi-tasking work environment.
  • Ability to pay close attention to detail and adhere to strict deadlines.
  • Ability to work overtime, evenings, weekends, or holidays as necessary.
  • Valid driver's license required.
  • High School Diploma or equivalent experience required.
