Position Overview

We are looking for a Property Manager to oversee the leasing and ongoing management of Aeon's newly constructed independent senior living community. This role will involve leading the lease-up process and ensuring effective management of the property. The Property Manager will report directly to the Portfolio Manager.


Key Responsibilities Include:


Leasing & Marketing:

  • Engage in a robust leasing and marketing strategy at the beginning of the role, continuing throughout the lease-up phase. Responsibilities may include:
    • Achieving occupancy targets as outlined in the budget
    • Organizing community events and open houses
    • Processing resident applications
    • Ensuring resident retention
    • Implementing affirmative marketing practices

Compliance with Affordable Housing Regulations:

  • Conduct meetings with residents to complete housing eligibility certifications, ensuring accuracy in all documentation
  • Prepare for and successfully navigate property inspections with regulatory agencies

Staff Leadership and Development:

  • Enhance staff effectiveness through ongoing training and mentorship, addressing performance issues promptly
  • Conduct annual performance evaluations for all team members
  • Utilize delegation skills to manage time effectively and cross-train staff

Customer Service Excellence:

  • Ensure that residents receive exceptional service in a welcoming environment
  • Collaborate with staff and external partners to foster community engagement for residents
  • Lead customer service initiatives with cultural sensitivity, considering the diverse needs of residents and stakeholders

Financial Oversight:

  • Assist in developing annual operating budgets for the property
  • Generate monthly financial variance reports
  • Support projections for annual capital expenditures to safeguard and enhance assets
  • Monitor and manage property receivables effectively
  • Control expenditures to maximize property profitability

Maintenance and Contractor Supervision:

  • Oversee the maintenance and upkeep of the property by guiding the maintenance team
  • Ensure timely completion of work orders for residents and common areas
  • Regularly review vendor invoices and performance

Administrative Duties:

  • Ensure effective employee selection, training, and adherence to policies and performance standards
  • Maintain property files and records in compliance with regulatory requirements

Qualifications:

The ideal candidate will be detail-oriented, capable of critical thinking, and adaptable to evolving regulations. The candidate should be skilled in organizing information from various sources and building relationships with staff to achieve Aeon's objectives in creating and maintaining quality housing.

Additional qualifications include:

  • Extensive experience in multi-family affordable housing leasing is highly preferred
  • Proven success with affordable housing compliance documentation, including Tax Credit and/or Project-Based Section 8 experience
  • Strong interpersonal communication skills with cultural responsiveness
  • Excellent communication abilities to foster positive resident relations and retention
  • Experience in budget preparation and management, with a focus on increasing net operating income
  • Background in working with individuals affected by mental health, substance use, poverty, and trauma is advantageous
  • Resourceful problem-solver with a commitment to excellence and Aeon's mission
  • Strong work ethic with the ability to prioritize and manage a diverse workload in a dynamic environment

  • Valid driver's license and reliable transportation are required
  • Physical Requirements:
    • Ability to lift up to 10 lbs.
    • Ability to reach above and below shoulder height
    • Ability to sit and stand for extended periods
    • Ability to conduct property tours, including inspections of grounds and apartments
    • Ability to file and enter data into a computer for prolonged periods
    • Ability to work in various weather conditions

Compensation and Work Schedule:

Compensation is based on experience, and Aeon offers a comprehensive benefits package, including medical, dental, vision, life insurance, short-term and long-term disability, retirement plans, generous paid time off, and an employee assistance program. This full-time position typically follows a Monday to Friday schedule during daytime hours, with some flexibility to accommodate the needs of the role. Evening and weekend availability may be required during the lease-up phase. This position will participate in the management on-call rotation approximately every 5-6 weeks, which includes making management decisions while on-call. Initially, the role will be based at Aeon's Central Office with occasional remote work until the management office opens.
