Position Summary

We are looking for a Property Manager to oversee the leasing and ongoing management of Aeon's newly constructed, independent senior living community. This role involves leading the lease-up process and ensuring the effective management of the property. The Property Manager will report directly to the Portfolio Manager.


Key Responsibilities Include:


Leasing & Marketing:

  • Engage in a robust leasing and marketing strategy at the beginning of this role, continuing through the lease-up phase. Responsibilities may include:
    • Achieving occupancy targets as outlined in the budget
    • Planning and facilitating community events and open houses
    • Processing resident applications
    • Ensuring resident retention
    • Implementing affirmative marketing strategies

Compliance with Affordable Housing Regulations:

  • Conduct meetings with residents to complete housing eligibility certifications, ensuring accuracy in all compliance documentation
  • Prepare for and successfully manage property inspections by regulatory agencies

Staff Leadership and Development:

  • Enhance staff effectiveness through ongoing training and mentoring, addressing performance issues promptly
  • Conduct annual performance reviews for team members
  • Utilize delegation skills to manage time effectively and cross-train staff

Customer Service Excellence:

  • Ensure residents receive exceptional service in a welcoming environment
  • Collaborate with staff and external partners to foster community engagement among residents
  • Lead customer service initiatives with cultural sensitivity, considering the diverse needs of residents and community members

Financial Oversight:

  • Assist in the development of annual operating budgets for the property
  • Generate monthly financial variance reports
  • Support projections for annual capital expenditures to safeguard and enhance assets
  • Monitor and manage property receivables effectively
  • Control expenses to maximize property profitability

Maintenance and Contractor Supervision:

  • Oversee the maintenance and upkeep of the property by guiding the maintenance team
  • Ensure timely completion of resident and common area work orders
  • Monitor vendor performance and invoices consistently

Administrative Oversight:

  • Ensure proper employee selection, training, and adherence to policies and performance standards
  • Maintain property files and records in compliance with regulatory requirements

Qualifications:

The ideal candidate will be detail-oriented, capable of critical thinking, and adaptable to evolving regulations. Strong organizational skills and the ability to build relationships with staff are essential for achieving Aeon's mission of providing quality homes.

Compensation and Work Environment:

Compensation is based on experience, and Aeon offers a comprehensive benefits package, including medical, dental, vision, life insurance, disability coverage, retirement plans, and generous paid time off. This full-time position typically operates during weekdays, with some flexibility in hours to meet the needs of the role. Evening and weekend availability may be required during peak leasing periods. The position will primarily be based at the property, with occasional responsibilities at the central office and other locations.
