Position Overview:

Grubb Properties is seeking a dedicated full-time Electrical Maintenance Technician to enhance our maintenance team. This role is essential in managing all aspects of maintenance related to work orders, preparing units for new residents, and executing preventative maintenance initiatives. The technician will collaborate closely with the Property Manager and Service Supervisor.

Key Responsibilities:
  • Conducts inspections and upkeep of all HVAC systems, performs plumbing maintenance inside and outside the properties, and ensures the integrity of roofs and gutters while maintaining recreational facilities.
  • Aids the supervisor in efficiently transforming vacant units into ready-to-occupy apartments, overseeing inspections, and performing painting and cleaning tasks.
  • Provides written documentation of work completed in each unit for resident reference.
  • Guarantees a clean, safe, and well-maintained living environment for residents, fostering positive relations between residents and maintenance staff.
  • Under the guidance of the Service Supervisor, assists in pool operations and maintenance, ensuring compliance with local regulations regarding chemical levels and equipment upkeep.
  • Completes all assigned work orders within a 24-hour timeframe.
  • Follows all safety protocols and personnel guidelines.
  • Shares on-call emergency duties with the Maintenance Supervisor.
  • Acquires knowledge of all on-site maintenance operations, implementing procedures for preparing apartments for occupancy.
  • Maintains tools and equipment in optimal working condition.
  • Reports any hazardous or unusual situations that may breach company policies.
Ideal Candidate Qualifications:
  • 2 to 5 years of relevant experience in maintenance.
  • Proficient understanding of HVAC, plumbing, electrical systems, and carpentry.
  • Required HVAC certification; willingness to obtain a Certified Pool Operator license is essential.
  • Friendly demeanor with the ability to empathize with residents' concerns.
  • Strong mechanical aptitude.
  • Excellent organizational skills and a genuine enthusiasm for the role.
Physical Requirements/Work Environment:
  • Availability to work evenings and weekends as needed.
  • Work is performed in residential settings and outdoors.
  • Operates under moderate supervision.
  • Frequently moves around to coordinate tasks.
  • Engages in activities such as walking, climbing, bending, and lifting up to 50 lbs.
  • Must be able to operate a golf cart.
