SUMMARY

The Helper A Janitor plays a crucial role in ensuring the cleanliness and safety of the property’s exteriors, communal areas, vacant units, sidewalks, and alleyways. This position, represented by a union, involves executing assigned responsibilities, participating in emergency schedules, and performing maintenance and janitorial tasks. The Helper A Janitor also engages in grounds maintenance and assists with apartment turnover processes. This role requires participation in a rotational on-call duty schedule.

ESSENTIAL JOB FUNCTIONS
  • Execute tasks assigned by the Head or Assistant Head Janitor or property manager.
  • Engage in stand-by emergency schedules for evening, weekend, and holiday coverage.
  • Conduct scheduled maintenance on equipment in accordance with manufacturers' guidelines.
  • Periodically inspect units, buildings, and public areas, performing necessary repairs.
  • Check and replace outdoor and hallway lighting fixtures.
  • Maintain cleanliness and order in the office, maintenance room, hallways, and public areas.
  • Perform minor tasks in painting, plumbing, electrical wiring, and general maintenance.
  • Assist in conducting apartment move-in and move-out inspections.
  • Carry out light electrical and plumbing repairs.
  • Replace damaged fixtures and appliances.
  • Paint both interior and exterior surfaces.
  • Conduct carpentry work and grounds upkeep.
  • Support custodial duties and limited pest control services.
  • Report any concerns to immediate supervisors.
  • Adhere to safety standards in all work performed.
  • Provide assistance at other properties as required.
  • Fulfill other assigned responsibilities.
SUPERVISORY RESPONSIBILITIES
  • None, except when substituting for the Head or Assistant Head Janitor.
WORKING ENVIRONMENT

The Helper A Janitor operates in residential environments, both indoors and outdoors, which may involve exposure to varying conditions such as cold, heat, moisture, and unclean areas. This position necessitates interaction with residents and visitors in a calm and professional manner.

PHYSICAL DEMANDS

The role requires standing, walking, lifting up to 50 pounds, bending, and utilizing various tools and chemicals. Regular attendance is essential, including evening and weekend shifts. Travel may be necessary for procuring emergency supplies.

MINIMUM QUALIFICATIONS
  • High school diploma or equivalent.
  • Three years of maintenance experience.
  • Experience in customer service and apartment maintenance.
  • UPCS Inspections certification is required.
  • Must be personable, trustworthy, and safety-conscious.
  • Ability to perform a variety of maintenance tasks.
  • Union certifications may be necessary.
  • Bilingual in English and Spanish may be required.
  • Must possess personal hand tools, a vehicle, insurance, and a safe driving record.
  • Willingness to travel to various locations as needed.
UNION REPRESENTATION

This position is governed by a collective bargaining agreement with the SEIU Local 1 union.
