Building Operations Specialist


Job Description Summary


The Building Operations Specialist will work collaboratively with Property Managers to operate and maintain base building systems for a variety of retail and mixed-use commercial office buildings in the Boston metro and suburban markets.


Job Description


Key Responsibilities:
  • Conduct regular site inspections and building rounds to ensure optimal performance and safety.
  • Communicate effectively with Property Managers, Tenants, and the Customer to address any concerns or issues.
  • Assist Property Management with proper and efficient facility operations, including scheduling and management of service providers.
  • Ensure all site safety work permits and work orders are acknowledged and adhered to.
  • Perform preventive, predictive, and corrective maintenance on building systems, including HVAC, plumbing, and electrical systems.
  • Troubleshoot and repair building systems, including central heating and cooling plants, AHUs, RTUs, and terminal units.
  • Operate and monitor building automation systems for efficient use of resources.
  • Read and interpret building drawings in digital and blueprint formats.
  • Establish work completion and punch lists in accordance with established Quality Control and Quality Assurance Programs.
  • Maintain strict adherence to safety and quality standards in accordance with C&W Services EHS Program.

Requirements:
  • Maintain a valid driver's license.
  • Minimum 2 years of field experience, trade school, or apprenticeship.
  • Ability to work independently or as part of a team.
  • Ability to communicate with multiple disciplines, both technical and non-technical.
  • Advanced knowledge of heating, ventilation, air conditioning, and refrigeration systems.
  • Familiarity with Building Automation Systems (BAS) – Metasys, Siemens, etc.
  • Familiarity with the Microsoft Office suite to prepare reports, format spreadsheets, and communicate via email.
