Building Systems Operations Specialist

POSITION SUMMARY:

Under the guidance of the Lead Operating Engineer or designated representative, the Building Systems Operations Specialist is tasked with ensuring the safe and efficient functioning of the facility and its operational systems. This role involves addressing all facility-related issues reported by personnel, patients, and visitors, as well as executing preventive maintenance tasks as assigned.



KEY RESPONSIBILITIES:

  • Operate, monitor, inspect, and test all mechanical, electromechanical, pneumatic, DDC controls, medical gas, and utility systems across the facility.
  • Respond to and address the facility-related needs of staff, patients, visitors, and animals.
  • Conduct preventive maintenance routines on facility equipment and systems.
  • Document procedures, work activities, daily occurrences, and system operations.
  • Communicate significant incidents promptly to the supervisor and department head.
  • Repair equipment and systems as necessary.
  • Possess knowledge of the function and operation of facility systems and utilities, including the locations of all control valves.
  • Utilize technical manuals, drawings, sketches, service manuals, and similar documents for reference.
  • Ensure the safe and orderly operation of the facilities.
  • Maintain cleanliness, lubrication, adjustments, and painting of all mechanical room spaces and equipment.
  • While performing routine duties, may be required to engage in tasks associated with all maintenance trades of an equal or lower grade classification, provided the work does not necessitate a specific license.
  • Work all shifts, days, and rotations as required.
  • Perform additional duties as necessary.


QUALIFICATIONS:

ESSENTIAL QUALIFICATIONS:

  • Trade school graduate or equivalent experience.
  • A minimum of 4 years of experience in the operation of complex building systems, demonstrating knowledge of heating, ventilation, and air conditioning (HVAC) systems maintenance and operation, automatic and pneumatic controls, as well as laws and accepted practices of building utilities operations.
  • Ability to operate all testing equipment related to the maintenance and operation of building systems.
  • Capability to wear protective devices for brief periods.
  • Ability to stand and walk for extended periods, with manual dexterity for handling large machines and small components/tools; capacity to lift heavy objects; visual acuity for inspecting and repairing systems and equipment.
  • Willingness to travel to off-site locations as needed.

SUPERVISION:

Operates under the general supervision of the Lead Operating Engineer or designated representative.

SUPERVISORY RESPONSIBILITIES:

May provide functional supervision to another employee during shift coverage.

WORKING CONDITIONS:

May perform duties in all Medical Center facilities and is subject to potential exposure to chemicals, gases, and electrical hazards; may work in confined spaces and at heights. Must be able to perform physically demanding tasks, with normal dexterity, visual acuity, and the ability to lift up to 50 lbs., climb, and work from ladders and scaffolding, and operate in confined areas.
