Position Summary

The Facilities Maintenance Specialist is tasked with executing various maintenance duties essential for preserving and enhancing the community's value. This role collaborates with the maintenance team and management to ensure that the quality of work aligns with the standards established by the ownership and residents.

Key Responsibilities

  • Fulfill all assigned maintenance service requests
  • Execute tasks related to electrical, plumbing, carpentry, masonry, and painting
  • Maintain, repair, and replace HVAC systems
  • Repair and treat structures including showers, sinks, appliances, doors, cabinets, walls, and building exteriors
  • Schedule and perform preventative maintenance
  • Conduct minor pool maintenance
  • Assist in overseeing all work performed by external contractors
  • Monitor and maintain all building systems as assigned
  • Aid in the upkeep of grounds, including trash collection, sidewalk sweeping, and light landscaping
  • Prepare units for new residents
  • Ensure safety practices are adhered to in compliance with all company, local, state, and federal guidelines
  • Follow company policies and procedures, ensuring compliance with Fair Housing, state, and federal laws
  • Maintain regular, punctual attendance
  • Undertake special projects and additional responsibilities as assigned

Qualifications

  • Basic knowledge of electrical, plumbing, painting, masonry, and carpentry
  • Proficient understanding of HVAC systems
  • Ability to follow oral and written instructions
  • Effective communication skills with residents, colleagues, and management
  • Availability for emergency repairs at all times (24/7)
  • Capability to climb up to 40 feet
  • Adequate color vision and hearing ability

Skills and Experience

  • High school diploma or equivalent
  • Minimum of two years of experience in facility maintenance
  • Willingness to work indoors and outdoors in all weather conditions
